JUST LISTED 🏡🔥 | $465,000

I’m excited to finally bring this one to the market in Dawsonville!

📍 545 Quail Pass
4 beds • 4 baths • 3,163 sq. ft.

There’s a lot I like about this home, but the finished basement is easily one of my favorite parts. Custom bar, a full living space, gorgeous finished bathroom, plus additional unfinished space you could turn into a bedroom, office, bonus room, or guest/in-law setup.

You’ve also got a private fenced backyard, spacious primary suite, open kitchen/living layout, swim, tennis + pickleball amenities, and you’re just minutes from GA-400, shopping, and dining.

If you’ve been looking in Dawsonville, this one is definitely worth seeing.

This is one of the more interesting projects I’ve seen coming out of Dawson County lately. 👀

It’s a different kind of growth than what we’re used to seeing along GA-400, and definitely one I’ll be keeping an eye on.

This is one of those projects I think is really worth paying attention to if you live in Alpharetta or anywhere nearby.

Not because every big development automatically means “better”, but because something this large can completely change how an area feels day to day.

More places to eat, more things to do, better trail connections, more walkability, and potentially a whole new reason for people to spend time around North Point.

As a Realtor, this is the kind of stuff I like keeping an eye on because real estate is about way more than just the house itself.

Where you live, what’s around you, and how an area is growing matters too.

I’m curious what you think though, would you be excited to see North Point turn into something like this?

Consider this your reminder to actually enjoy the long weekend.

Not every weekend needs a packed schedule.

Sometimes it’s just good food, a little sunshine, time with friends, and nowhere you need to rush off to.

Labor Day always feels like that last little pause before fall schedules, football, festivals and everything else starts picking up.

So whether you’re at the lake, on a patio, grilling out or doing absolutely nothing productive…

Enjoy it.

You’ve got Tuesday for the to-do list.

Buying a home usually isn’t about getting everything on the wish list.

It’s about knowing which trade-offs actually get you closer to what matters most.

A lower payment, more space, a shorter commute, less cash upfront, each one usually comes with a different strategy.

The key is knowing what to prioritize before you start looking. 🏡

The intersection everybody complains about is finally getting fixed.

Lumpkin Campground and Hwy 53, work expected to start this fall, state covering most of it. They're adding a through lane so one left turn doesn't hold up the whole road.

The reason it got that bad is the more interesting story. That corridor is where most of Dawson County's growth is landing right now, houses and commercial both. Roads catching up to growth usually says something about where an area's going.
Dawson's one I watch closely. Questions about the area, drop them below.

If you’re thinking about moving to Alpharetta, this is one of the biggest lifestyle differences to understand.

You’re not just moving for the house. You’re getting access to a downtown where you can grab coffee, walk to dinner, catch events, spend time outside, and still be back in a quiet neighborhood just a few minutes later.

That mix of suburban living and things to actually do is a big reason Alpharetta stays high on a lot of relocation lists.

If Alpharetta is one of the areas you’re considering, follow for more neighborhood breakdowns, local developments, real estate, and what it’s actually like to live here.

This one doesn’t feel like your typical resale home.

2815 Pilgrim Mill Road has been beautifully redesigned with a custom, designer-selected feel throughout — featuring 5 bedrooms, 4 bathrooms, a wooded 1.22-acre lot, no HOA, and a location just minutes from GA-400, Lake Lanier, and Tidwell Park.

From the grand two-story foyer to the remodeled kitchen, updated bathrooms, natural stone countertops, custom range hood, and peaceful wooded backyard, this home blends convenience, space, and elevated style in one package.

A few years ago, Bryson and Karmen trusted me to help them buy their first home.

Today, we closed that chapter… because they’re stepping into their dream new construction home 🏡✨

This is why I love what I do — watching families grow into the next season of life.

Cheers to the memories in their first home and the ones still to come 🥂
