💵 Do you need to save hundreds, maybe thousands on your mortgage payment?!!

🏠 If you have noticed that your mortgage payment increased, in some cases by hundreds even thousands of dollars, it is likely due to a need to increase the funds in your escrow account.

🏠 Your escrow account pays things like your property taxes and home owners insurance.

🏠 If you purchased or built a new home last year you’ve probably seeen this increase. The increase is due to the new valuation of your property, land and structure. New construction homes were assessed when there was no structure in the land and so, now that there is a structure, the valuation is that of the land improvement, meaning improvement due to the construction.

🏠 Even if you’ve been in your home a while, you still may have seen an increase in your payment if due to value increases within the last year. The market was insane with property values going up exponentially and so, the new tax assessments resulted in larger property taxes due, and this larger contribution to your escrow account. This is what increased your monthly mortgage payment in most cases.

🏠 There is a way to get some savings on this and it’s by filing what’s called a Homestead Exemption. There may be various types with different requirements and benefits depending on where you are but I am speaking on the Standard one. It’s different in every state but most can file online or by going down to your Local Tax Office. This could be the Tax Commissioner’s or Tax Assessor’s Office in some places. You can search your City/County and add “Homestead Exemption application” to the search to find your specific details. It should be noted that in most if not all places, you can only file one Homestead Exemption and it has to be your primary residence but you need to check with your local City/County Tax Office to Verify.

🏠 A couple of other details that apply to most cases are that you must have occupied the property as of January 1 of the application year. You need to hurry because in most places the deadline is April 1 and typical supporting documents are documents that can verify the address where the property is located such as driver’s license showing home address, voter registration card, Parcel ID (can usually be found on your tax bill), vehicle registration, etc in various combinations.

🏠 Lastly, if you miss the filing deadline, the exemption will not be granted until the next calendar year in most cases.

NAR Ruling: Things are murky. Sellers are not paying the Buyer’s Brokerage or the Buyer’s Agent. Sellers are paying their Listing Brokerage to get the sale done. What the Listing Brokerage decides to do with the fee they collect from you the Seller’s after you agreed to pay it for carrying out the work they outlined is none of your, the Seller’s, business.

Fees are always negotiable, you could negotiated or find someone else with a fee that satisfies you but it’s their, the Listing Brokerage’s, money and fee to do whatever they please, including paying a Buyer’s brokerage for ACCESS to their Buyers and for head hunting Buyers as boots on the ground.
