$200 a month in cash flow sounds like a good rental. Until one bad year wipes out three years of it.
That’s why I don’t start with the monthly cash-flow number anymore.
I want to know what could happen over the next few years.
Roof. HVAC. Turnover. Rent growth. And whether I’d still like the property after paying for the things the spreadsheet makes easy to overlook.
Cash flow matters.
But I want the property to make sense first and the cash flow to confirm it, not convince me.
