The Atlanta real estate market is giving buyers and sellers something we have not had much of in recent years: a little more time to think.

According to Redfin, the median sale price in Atlanta was about $427,000 for the three months ending in August 2026, up 9.1% from the same period last year. Homes took about 57 days to sell, compared with 61 days a year ago. Atlanta also recorded 1,723 sales in August, which was 3.2% lower than last year.

Here is another number worth watching. Homes sold for an average of 97.6% of their asking price, and 36.7% of listings had a price reduction. That tells me buyers are paying attention to value. A home can absolutely sell well in this market, but buyers are less likely to overlook an asking price that feels too ambitious.

Looking at the broader Metro Atlanta area, Atlanta REALTORS reported 20,863 active listings and a 4.7 month supply in July. That report covers 11 counties, so it is broader than Atlanta proper, but it gives us a good look at what is happening across the region.

For buyers, this can mean a little more breathing room to compare homes, ask questions, and negotiate when the opportunity is there. For sellers, preparation and pricing are especially important. Homes that show well and make sense for the market can still attract attention quickly.
