It’s been a milestone year for Ten Twenty Spring, and we’re proud to share that our 540,000-square-foot, Class-A office tower has been named Office Development of the Year by NAIOP Georgia at the 2025 Awards for Excellence.

Located within Spring Quarter in the heart of Midtown Atlanta, and developed in partnership by Portman and Perform Properties, Ten Twenty Spring was envisioned to redefine the modern workplace. Rising at Midtown’s highest point, the tower blends flexible, light-filled office spaces with hospitality-driven design, a pedestrian-friendly ground floor, panoramic rooftop terraces, and a robust suite of best-in-class amenities.

The project’s market success reflects that vision, with top-tier tenants such as EY and Reed Smith choosing Ten Twenty Spring as their Midtown home—reinforcing its position as a premier destination for innovation, collaboration, and commerce.

This recognition is a testament to the dedication, creativity, and collaboration of the many teams, partners, and individuals who brought Ten Twenty Spring to life. Thank you all for your contributions to this outstanding achievement.

According to renowned chef known for his delicate, high-end sushi and international culinary experience, is opening three new restaurants in Midtown at Ten Twenty Spring: by Ito, a 16-seat omakase spot; a rooftop cocktail lounge; and a modern Japanese eatery.

Ishin by Ito and Celestia are now soft-open, with Sozou set to debut early next year. Ishin by Ito offers guests an intimate 16-seat chef’s counter with fresh fish flown in from Japan five days a week. Guests are greeted with a champagne toast and a curated multi-course meal, including sashimi, nigiri, intermezzo dishes, and desserts crafted by pastry chef , Fukuhiko’s wife.

accessed via private elevator, is an indoor-outdoor lounge featuring natural oak, marble countertops, soft seating, and weekend DJs. The lounge offers a refined beverage program, including sake, French wines, Japanese beers, and signature cocktails such as the Twilight Burn and Tokyo Skyline, alongside a global menu with caviar, wagyu tataki, oysters Rockefeller, and more.

On the ground floor, Sozou will focus on approachable sushi, robata-grilled fish and meat, crudo, and crispy rice, offering dishes for a broader audience while maintaining the chef’s signature attention to quality and flavor.

Together, these three concepts showcase Fukuhiko Ito’s 30-plus year career and highlight Ten Twenty Spring as a vibrant culinary destination in Midtown.

Today is the day! ✨

We are proud to announce the delivery of Ten Twenty Spring, our 530,000-square-foot, Class-A office tower that is seamlessly integrated within Spring Quarter’s pedestrian-friendly walkways, historic gardens and best-in-class retail and restaurants.

As one of the only new office buildings to deliver in Atlanta this year, Ten Twenty Spring features modern floor plates and 10-foot panoramic floor-to-ceiling windows – a first-of-its-kind for Atlanta. The tower is outfitted with 15,000 square feet of private terraces and 20,000 square feet of exclusive tenant amenities, including an amenity floor with a lounge, indoor/outdoor bar and panoramic skyline views. Plus, next summer, we will open Sozou, a new Japanese modern concept from Chef Fuyuhiko Ito, at the ground floor.
