Today, we celebrate Ms. Hall, a dedicated school teahcer who has also become a first- time home owner!! Please feel free to congratulate her on this monumental moment.

We started our home search in the summer time of 2023 checking out several homes in her desired areas until we came across the home she purchased. Whats ironic is that 2 years ago she looked in the same community and fell involve with it, but at the time she wasn’t ready to purchase. Fast forward to now and she is in the same community she fell involve with 2 years ago and also got the seller to give $6,000 towards closing cost!! This just shows you to stick to and believe in your dreams and goals.

Ms. Hall is a perfect example of perseverance and patience. A tax refund is one of several ways to come up with a down payment and closing costs to buy a home. Most mortgage programs require that the money you use for your down payment be “sourced and seasoned”.

Sourced meaning you have to show where the money came from, bank account, savings account, retirement fund etc

Seasoned means that you have to show that you had the money in your account(s) for 60 days, this is why the lender asks for 2 months of bank statements when you were pre-qualified for your home mortgage.

Step 3: Create a smart pricing strategy. What's the main cause of a home sitting on the market for forever? The listing price is too high. Every home will sell at the right price, and if it's the wrong price, then it will just sit on the market for forever. It’s best to price your home at the right price to avoid it sitting on the market 🏡

Step 4: Sign listing paperwork. On this step we sign all of the documents needed to put your home on the market to be sold!

Step 5: Photography and Virtual Tour. Note is the time to take photos of your home. And for those that want to look at your home from the comforts of theirs, we do virtual showings as well.
