I feel like I have a front row seat to new chapters and blessings in this sweet couples life. Yes we start with price but that’s not where negotiations end. Most buyers focus on negotiating the list price but that’s not always where the real leverage is.

The opportunities that can create the most value often have nothing to do with the price at all.

A rate buydown: Having the seller buy down your rate can significantly reduce your monthly payment and save you far more over the life of the loan.

Consider repair credits: Instead of going back and forth on fixes, negotiate a credit at closing—so you keep the funds and have full control over how the work is done.

What comes with the home: Appliances, window treatments, even select furnishings can be part of the negotiation—and that’s money you don’t have to spend after closing.

And, talk to more than one lender. I’ve seen buyers secure dramatically better terms simply by exploring a few options. I have a great lender team that can you get squared away.

The right strategy isn’t always just about getting the home. It’s also about making the smartest move once you’re under contract.

So excited for my sweet client who is officially under contract on her new home.

This journey took patience. She had been searching for almost a year, experienced a change in agents along the way, and then we connected. About a month later, we found the right home and secured it just in time to be settled before summer break.
