Lol these stories get a bit crazy but y’all would not believe this home was about to be secured by another buyer and we stepped in and was like hold up wait a minute, y’all thought i was finished 😂😂😂 seriously though we went to go see the home at 8pm on a Friday night and we saw 3 other options back to back. The other options were 🤮 and so to make the first option happen, we got an offer in and accepted by 11pm that same night!! The other buyer thought they had it secure but they ain’t know what Shaq Sells GA is capable of. Let’s gooo Mo ! We really got it done! 3 months of shopping for houses and shopping with different lenders coming to a close has been surreal. I thoroughly enjoyed going through this process with you and your mom. I didn’t care how many houses we had to see till we found the right one and i meant it 😂 We were investigating everything and man some of these sellers definitely know how to hide the issues lmao but you already know we’re going to try and find them all 😂 but eventually our search led us to the right house. I saw the way your mom was looking at this house and i knew right away we had to make this happen and we did and her smile says it all 🙏🏽 we got you a huge baller house under list price in a great school district and great neighborhood with INSTANT EQUITY! Keep working hard, stay down and keep making those chess moves. This is just the beginning brother 🤝 and once again CONGRATULATIONS. We’ll definitely be celebrating soon. The amount of hustle that went into getting this under contract was unreal! Imagine having 1 day to get something done before our preferred lenders special interest rate promotion expired! Client calls me, we discuss quickly, and within 2 hours we had vetted and scheduled to see 5 properties only to walk away with our first choice under contract all within 12 hours! Property wasn’t even completely listed with pictures missing and was listed for maybe half a day and we were able to still negotiate and get everything we wanted without wasting any time! And let me tell you it was a steal!!

Here we have a 3 bedroom 2.5 bath house that has been newly renovated with a full unfinished basement close to Downtown Lawrenceville! The unfinished basement has limitless possibilities with rough plumbing already in place. We were able to secure under appraisal value and got closing costs covered as well. I also got the sellers to make all repairs requested which was also a plus. It is true that anything is negotiable and i was happy to be able to negotiate pretty much everything for my client on this one for an all around win.
