Real estate numbers in East Cobb [30066] & Woodstock [30189] are shifting right now, but strategy always wins over rumors! ☕️🏠

A quick recap of what we’re seeing on the ground this week:

1️⃣ Accurate pricing is moving homes fast. Overpriced listings are sitting and taking price cuts, while correctly priced homes are still moving quickly. 🙄 I know, I know.. this is something we preach ALL the time, but it happens far too often anyway. So do what you want, I’m only the messenger!

2️⃣ More buyer leverage. Active pockets like Towne Lake, Eagle Watch, and Havencroft [30189] are giving buyers actual room to negotiate terms. Buyers don’t be scared to ask! Sellers be a bit more flexible, Buyers don’t want to pay $300K+ for a home with peeling paint and plumbing problems. I mean that with love!! 😅

3️⃣ Strong equity cushions. Homeowners who have been in their homes for 3+ years are sitting on solid equity growth despite interest rate shifts. And yes, I know our East Cobb tax assessment, bills just landed and had us shedding a tear 🥲 .. but hey, at least that high assessment means you’re home. Equity is officially thriving!

Idk exactly where this path is leading me yet. but know what felt making this video. Joy. The kind that comes from experiencing new places, laughing through the mistakes, collecting memories, and getting to share them with people who choose to follow along. Thank you, London, for reminding me that sometimes the journey gives you more than the destination ever could. Maybe I’m a little closer to figuring out what I meant to build not because I have all the answers but because I feel most like myself when I’m creating exploring and sharing the experience.
