Saving for a down payment can be a daunting task. I can even seem impossible seeming impossible!

But did you know there are ways to make things easier? Let me introduce you to Down Payment Assistance programs.

So, what's down payment assistance? It's basically help to cover the cash you need for your home's down payment. There are two main types: grants and loans.

1.Grants
Free money that you don't repay. Examples: Iowa's FirstHome program ($2,500) or MaineHousing's First Home Loan Program ($5,000).

2.Loans
Low-cost or no-interest loans, some with deferred repayment or forgivable terms. Examples: Home Advantage Downpayment Assistance in Washington (deferred for 30 years) or HomeFirst Down Payment Assistance Program in NYC (forgivable).

Down payment assistance programs are typically offered at the state, county, or city level. Just research what's available in your area, work with participating lenders, and pay attention to terms and eligibility requirements.

Imagine your daily life in this space. Can you see yourself living here comfortably? Is there room to grow into it?

3.Exterior
Get to know the HVAC, plumbing, and electrical systems. A home inspection can save you from costly surprises.

4.Major Home Systems
First impressions matter. Assess curb appeal, maintenance needs, and potential repairs.

5.Natural Light
Bright spaces can improve your mood and save on energy bills. Open those curtains and take a good look.

6.Signs of Damage
Keep an eye out for any red flags like water damage, mold, or structural issues.

7.Garage
Does it fit your car(s) and storage needs? Don't forget this crucial space where you can pick up some extra sqft.
