SB 406 — Georgia’s new HOA Reform Law — has officially passed, bringing more transparency, accountability, and protections for homeowners across the state.

• HOAs can no longer refuse dues payments
• Foreclosure thresholds increase from $2,000 to $4,000
• Fines and fees can no longer be counted toward foreclosure thresholds
• Associations must provide more transparency and accountability

What a week! I’m beyond grateful to be celebrating not one, not two, but THREE families officially under contract!

My seller’s home was on the market for ONLY 14 days before receiving a FULL PRICE offer with a less than 30-day closing period 🙌🏽 After strategically positioning their home on the market, we were able to secure strong terms and keep things moving quickly and smoothly.

In 2022, I had the honor of helping these amazing clients purchase their very first home — a beautiful new construction home they truly loved. Life happens, and after experiencing some unexpected challenges with their HOA, we sat down together, discussed all of their options, and created a game plan that made the most sense for their family.
