NEW CONSTRUCTION DOESN’T MEAN YOU DON’T NEED A HOME INSPECTION!

Buying a brand-new home is exciting—but NEW doesn’t mean PERFECT. Even newly constructed homes can have defects, incomplete work, and installation issues that should be addressed before you take ownership.

Here’s why an independent inspection matters:

1️⃣ THE BUILDER WORKS FOR THE BUILDER
Your home inspector works for YOU. An independent inspector evaluates the home with your interests in mind—not the builder’s.

2️⃣ CONSTRUCTION DEFECTS HAPPEN
Missing flashing, improper electrical work, plumbing leaks, HVAC issues, structural concerns, and incomplete installations can all occur in brand-new homes.

3️⃣ PRE-DRYWALL INSPECTIONS MATTER
Once drywall goes up, much of the framing, plumbing, electrical, and mechanical work disappears from view. Phase 1/Foundation and Phase 2/Pre-Drywall inspections gives us an opportunity to evaluate these components while they’re still visible.

4️⃣ FINAL INSPECTIONS MATTER TOO
Before closing, an independent inspection can identify safety concerns, defects, damaged components, improper installations, and unfinished work that may have been overlooked.

5️⃣ DON’T FORGET THE 11-MONTH INSPECTION
Most builders provide a one-year warranty. An 11-month warranty inspection can identify issues that developed after you moved in—while there may still be time to submit them to the builder.
