Atlanta’s housing market is finally cooling off and that might be a good thing

According to new data from GAMLS, home sales jumped 5% in September, but prices actually dipped slightly to a median of $399,000. Plus, there are more homes hitting the market up over 10% in new listings and 20% in active listings.

It looks like Atlanta is slowly shifting from a seller’s frenzy to a more balanced market, where buyers can finally breathe a little.

Rents Are Dropping Finally, and Here’s What It Means for You.

Rental prices are on the decline across the U.S., opening the door for more space at lower costs. According to a new Realtor.com report, rents in August fell 2.2% compared to last year, marking the 25th straight month of declines. Cities like Denver (-7%), Austin (-6.5%), and Las Vegas and Atlanta (-4%+) are leading the way with some of the sharpest drops.

Still, it’s not all smooth sailing; even after two years of falling prices, rents remain about 17% higher than before the pandemic.

Why are renters moving?
1. To find cheaper or larger homes.
2. To be closer to family, friends, or work.
3. To explore new neighborhoods.

Many are even willing to make trade-offs, like giving up onsite services or accepting longer commutes, just to save money.
