New construction can sometimes be more affordable than resale, and it is not always because the home itself is priced lower.

Builders may offer incentives like rate buydowns, closing cost assistance, price reductions, and specials on inventory homes. When you factor in a lower interest rate and fewer immediate repairs or updates, the overall monthly cost can sometimes be more attractive.

But resale homes still have plenty of advantages.
