Happy Friday everyone! Another beauty closed. 🤩
Here's a little story time for this transaction. I love letting people in on how the process goes and giving perspective on the current market!
These clients were first time home buyers with incredible purchase power and clear goals. They wanted:
✅ At least three bedrooms
✅ At least two bathrooms
✅ Renovated kitchen (their new home has all WOLF appliances and a subzero fridge!! 🥳)
✅ Additional flex space
✅ Garage
✅ In Roswell
✅ Swim + tennis
✅ Level lot
✅ Established neighborhood
To give you some insight on what we were going up against - we have been showing and submitting contracts since February. Move-in ready homes in Roswell within the $600-670k list price range have been selling for anywhere from 20-100k over and in most cases are receiving 5-15 offers. There are hundreds of metrics to decipher within that statement but that's just context for this story.
With our offers being extremely competitive, asking for 0 seller concessions and guaranteeing a less than two week close, we were still coming in second place behind someone willing to go higher. My clients and I discussed from the beginning that they were not willing to overpay on a property's actual value just to get in a home. What we were having to put out there at this point was even over paying, but we were being extremely diligent in making sure the property was worth it. They planned for this, we strategized, and were ready for whatever came at us. So we stayed patient. We got under contract once before this gem but a major hidden structural issue forced us to terminate.
It was all worth it to get them into this stunner! 😍
I showed it to them the first day it was on market. In fact the listing agent was leaving the driveway from putting the lockbox on - that's how eager we all were to get in there. We put in our offer that night with a quick expiration hoping to get it before the masses came and sure enough, someone came in higher. We were all crushed. Keep in mind this is four months of time spent searching, maintaining perseverance and really just sticking to our goals.
Thankfully, a few days go by and I receive a text stating that the first buyers walked away and we are next choice. I call my clients in disbelief, we eagerly discuss and revise our terms, then get under contract that night!!
I am incredibly thankful for my client's trust and resiliency throughout this chapter of their lives. Buying your first home is such an honor to be a part of! When I first met them I knew we came to a clear understanding of expectations and this story is truly a testament to the benefits of a thoroughly transparent agent-client relationship.
I wanted to share this story for anyone thinking their home buying process has been overwhelming and has maybe lost motivation to keep going. I know things fall through unexpectedly all the time but if you stay patient, maintain your goals, and put in the work - you WILL succeed! 💪
