As a real estate agent I have always looked to mentors who have their own branding in awe. I knew one day I wanted to begin my journey of self-branding and truly display my personal approach to the real estate world as we know it.

Happy Friday everyone! Another beauty closed. 🤩

Here's a little story time for this transaction. I love letting people in on how the process goes and giving perspective on the current market!

These clients were first time home buyers with incredible purchase power and clear goals. They wanted:

✅ At least three bedrooms
✅ At least two bathrooms
✅ Renovated kitchen (their new home has all WOLF appliances and a subzero fridge!! 🥳)
✅ Additional flex space
✅ Garage
✅ In Roswell
✅ Swim + tennis
✅ Level lot
✅ Established neighborhood

To give you some insight on what we were going up against - we have been showing and submitting contracts since February. Move-in ready homes in Roswell within the $600-670k list price range have been selling for anywhere from 20-100k over and in most cases are receiving 5-15 offers. There are hundreds of metrics to decipher within that statement but that's just context for this story.

With our offers being extremely competitive, asking for 0 seller concessions and guaranteeing a less than two week close, we were still coming in second place behind someone willing to go higher. My clients and I discussed from the beginning that they were not willing to overpay on a property's actual value just to get in a home. What we were having to put out there at this point was even over paying, but we were being extremely diligent in making sure the property was worth it. They planned for this, we strategized, and were ready for whatever came at us. So we stayed patient. We got under contract once before this gem but a major hidden structural issue forced us to terminate.

It was all worth it to get them into this stunner! 😍

I showed it to them the first day it was on market. In fact the listing agent was leaving the driveway from putting the lockbox on - that's how eager we all were to get in there. We put in our offer that night with a quick expiration hoping to get it before the masses came and sure enough, someone came in higher. We were all crushed. Keep in mind this is four months of time spent searching, maintaining perseverance and really just sticking to our goals.

Thankfully, a few days go by and I receive a text stating that the first buyers walked away and we are next choice. I call my clients in disbelief, we eagerly discuss and revise our terms, then get under contract that night!!

I am incredibly thankful for my client's trust and resiliency throughout this chapter of their lives. Buying your first home is such an honor to be a part of! When I first met them I knew we came to a clear understanding of expectations and this story is truly a testament to the benefits of a thoroughly transparent agent-client relationship.

I wanted to share this story for anyone thinking their home buying process has been overwhelming and has maybe lost motivation to keep going. I know things fall through unexpectedly all the time but if you stay patient, maintain your goals, and put in the work - you WILL succeed! 💪

Hi friends! Do you or anyone you know live in the East Cobb / Roswell / Alpharetta area? (Please see the attached picture for a map of ideal locations!)

I have a couple who are first time home buyers looking to purchase a home in that area. They have a budget of $700k. Ideally: established neighborhood (HOA is fine), 2000+ sq ft, 3+ bedrooms with 2.5+ bathrooms, a level lot and an updated kitchen.

We have seen absolutely all of the inventory on the market over the last two months and have lost out on one offer. (We came in second out of 12. It was a heart breaker. ❤️‍🩹😭) We just can’t seem to find something they love yet!

I would love to connect with anyone who is contemplating selling or knows of someone who has a property they are planning on listing. These clients have incredible purchase power and can move very quickly. I know it’s a long shot to come on FB but I truly believe their perfect home is out there and the current owners just don’t know it yet!

This article has had my gears turning for a WEEK now. I would love to hear everyone’s thoughts so please feel free to comment, share or DM me and let’s chat!

In summary: THREE corporate entities control almost 11% (more than 19,000) of single family homes in metro Atlanta. We are facing one of the largest corporate landlord takeovers in one of very few viable markets across the US.

• What does this mean for the future of first time home buyers?
You have to be SMART with your finances and plan out your path to buying a home diligently. You also have to understand the areas where these corporations are taking over have a somewhat skewed market due to the monopolization.

• What does this mean for renters?
You may see higher rent increases because these companies are sometimes controlling every property’s pricing in your vicinity. You may also run into problems contacting someone with maintenance or property issues given these corporation’s size and volume. If you are able and interested - plan your path to homeownership so you can gain EQUITY and stop putting money in these ginormous company’s pockets.

• What does this mean for sellers?
Take your time examining offers and don’t be in such a rush to accept the first thing that comes flying in the door. If you care about community and longevity of your neighborhood’s integrity - make your realtor aware of exactly why you’re selling and what you’re looking for in terms of an offer. This can help w**d out anything that may be a waste of time while on the market.

I have SO many more thoughts on this piece but I truly think this is the beginning of a big wake up in Atlanta. I’m thankful for these authors and their contributions as well as the PR team for getting the information out in a concise, clear manner. The more exposure and research these situations get, the more opportunities our communities have to come together and make a difference in policy and proceedings.

🚨 Market Update Monday 🚨

This week I took a look into another flourishing county's metrics and found some interesting info. Cherokee County boasts top-rated schools, lakefront properties and sprawling recreational areas all in one place! One key data point that can be comforting for sellers is that we are seeing 98.4% of the list price being received. Meaning agents and sellers are pricing properties accurately and buyer's are reciprocating value! As the year goes on I am eager to see how the market evolves and I'll be sure to update you on what I find!

This week I wanted to look back into a market where I'm actually from - Henry County! There has been so much development in the county since my childhood it's honestly incredible how much different it looks now. Looking at the numbers - sales activity was down a bit at the end of 2023 which correlates with the average days on market rising over a month!

This is EXACTLY why I wanted to start analyzing specific markets and sharing my thoughts with data. We've seen a seller's market in Cobb and Fulton but this perspective shows that buyers in Henry County may have the upper hand! 🚨 Market Update Monday 🚨

Since Atlanta was placed sixth on Zillow's top housing markets of 2024 I have been eager to evaluate the trends throughout the year. Home value appreciation, job growth per new home permitted, and growth in owner-occupied homes are taken into consideration during these predictions. Although this review is comprehensive for December of 2023 - we are definitely seeing an uptick in buyer interest toward Atlanta living in 2024. Sellers - if you're a Fulton County resident this means it may be time to get your property ready to list! Buyers - you may be seeing more inventory but you will also be going up against more competition as the year goes on so if you are able to make the move now - do it!
