The heat, humidity, and storm season we've been pushing through all summer can quietly do a number on your home and catching issues now is a whole lot cheaper than catching them in the fall.

Here's what I'd put on your radar this month:

🔲 Swap out your air filters (your AC has been working overtime)
🔲 Clear gutters and downspouts from summer storms
🔲 Check window and door seals — heat cracks caulk fast
🔲 Inspect your roof for lifted or missing shingles
🔲 Look for standing water around your home (mosquitoes + future foundation issues)
🔲 Check under sinks for moisture or mold from the humidity
🔲 Test your smoke and CO detectors

I say it to every buyer: just get the home inspection.

I know it feels like one more thing on an already long list. But skipping it is one of the biggest risks you can take when buying a home.

Here's why it matters more than you might think:

A house can look flawless and still have serious issues lurking behind the walls, under the floors, or in the attic.

If the inspection turns up problems, you now have real leverage. Use it to negotiate repairs or credits before you ever get to the closing table.

At the end of the day, you deserve to walk into this purchase with eyes wide open. The inspection gives you that clarity.

Under contract in Clarkston, and multiple offers to show for it.

This one wasn't about a big renovation or a flashy refresh. It was about sellers who actually listened, made smart decisions during their ownership, and invested in the right things. The kind of updates that matter to the next person walking through the door, not just the one trying to get a quick sale.

When you take care of a house, the house takes care of you at the closing table. That's the lesson here.

Thinking about moving to Georgia? Let's have an honest conversation before you start scrolling listings.

Georgia weather is... a lot. Summers are hot and humid, and I don't mean "warm evenings on the porch" hot. I mean 95° with 80% humidity before noon. You'll also want to know about pollen season, the occasional ice storm that shuts the city down, and yes, the thunderstorms.

But here's what nobody tells you: most people who move here fall in love with it anyway. The winters are mild, the falls are stunning, and that "city in a forest" skyline you're looking at? That's Atlanta in real life.

I just want you to go in with eyes open. Because buying a home here is a long-term commitment, and the weather is part of the deal.
