More homes are available. Buyers are more selective. And pricing “just to see what happens” is costing some sellers time, momentum, and negotiating power.

Nearly 1 in 5 Atlanta-area listings saw a price reduction in April.

That does not mean sellers cannot win. It means the strategy has to be sharper.

If you only do 3 things before listing… do these.

Because $5k spent the right way can make your home feel newer, brighter, and way more “worth it” to buyers.

My go-to $5k prep plan:
1. Paint + touch-ups (walls, trim, doors — clean + consistent)
2. Lighting + deep clean (bright bulbs, sparkling floors/windows = instant upgrade)
3. Curb appeal (mulch, edging, a few fresh plants — that first impression matters)

Save this so you don’t waste money on the wrong stuff.

1. Entry smell + light — if it smells musty or feels dark, they mentally check out
2. Clutter — too much stuff makes rooms feel smaller (even if they’re not)
3. Floors + walls — scuffs, stains, and worn flooring scream “work” to a buyer

1. Overpricing — buyers compare everything online, and they’ll skip what feels “off”
2. Skipping prep — small repairs + clean + declutter = bigger offers (every time)
3. Weak photos/marketing — dark pics and basic posting won’t compete in today’s feed-first market

The fix isn’t “wait it out.” The fix is a smart strategy from day one.
