Just what the Dr. Ordered: Know Your Loans🩺
When it comes to securing a home loan, your credit score plays a crucial role. Lenders use credit scores to assess your creditworthiness and determine the interest rate and terms of your loan. Your EXPERIAN score is most favored by lenders so keep a close eye out on this one. Here is some information on credit score requirements for various types of home loans:
1️⃣ CONVENTIONAL LOANS: These loans are not backed by any government agency and typically have stricter credit score requirements. A minimum credit score of 620 is generally necessary to qualify for a conventional loan. However, a higher credit score can help you secure more favorable terms and lower interest rates.
2️⃣ FHA LOANS: Backed by the Federal Housing Administration, FHA loans are popular among first-time homebuyers due to their more relaxed requirements. You may be eligible for an FHA loan with a credit score as low as 500, but a minimum score of 580 is typically required to qualify for a 3.5% down payment. Keep in mind that a lower credit score may result in a higher interest rate.
3️⃣ VA LOANS: Designed for active-duty military personnel, veterans, and eligible surviving spouses, VA loans offer attractive benefits, including no down payment and competitive interest rates. While the Department of Veterans Affairs does not set a minimum credit score requirement, most lenders prefer a score of 620 or higher to approve a VA loan.
4️⃣ USDA LOANS: Aimed at rural and suburban homebuyers, USDA loans provide 100% financing and low-interest rates. To qualify, you'll typically need a minimum credit score of 640. However, some lenders may consider lower scores on a case-by-case basis if you have compensating factors, such as a stable income or a solid payment history.
Remember, credit scores are just one aspect lenders consider when evaluating your loan application. Other factors, such as your income, debt-to-income ratio, and employment history, also play a significant role. It's always a good idea to consult with a trusted mortgage professional who can guide you through the loan process and help determine the best loan option based on your unique situation.
