Price adjustments. Strategy shifts. Persistence paid off.😰

That’s the short version.

Here’s the real version:🧐

This was one of the biggest homes in the subdivision - 5 bedrooms, 4 baths, 5,193 square feet on a 0.42-acre lot in a neighborhood with pool, tennis, clubhouse, and the kind of tree-lined streets people specifically look for.

When we listed it on the market in February 2026, it listed at $649,900. That number made sense on paper for the size and location. The market didn’t agree right away.

Over the next couple of months the price came down in steps: $634,000, then $629,000. By the end of April the listing was withdrawn. That’s the first “strategy shift.” Sometimes you don’t just keep cutting the same listing. You pause, look at what’s not landing with buyers, and come back with a cleaner approach.

It went back active May 1 at $619,900. Then came the next move: we staged the home right before the last price adjustment. Fresh presentation plus a drop to $599,000 in mid-June. That’s when activity picked up. It went pending in mid-August and closed August 31 at $617,000—above the last asking price.

The moral of the story isn’t “we slashed the price until someone finally bought it.” It’s that a large, higher-end home in this pocket needed time, honest pricing, a reset on how it showed, and a seller willing to stay in the game while the right buyer showed up.

Multiple list prices, a withdrawal and relist, staging timed with the final adjustment, then a sale that came in stronger than the last list 💪🏽. That’s persistence plus data, not just hoping the first number would stick.

The pretty photo and the $617,000 headline are the result. The months of adjustments, the decision to change course, and staging the home before that last price drop are what actually produced it.
