I genuinely can’t stop thinking about this beautifully renovated Kirkwood gem!

Tucked into one of Atlanta’s most beloved intown neighborhoods, this 2 bed, 1 bath cottage blends original charm with thoughtful upgrades — from the hardwood floors and vaulted ceilings to the designer lighting and dreamy open layout.

The kitchen might be my favorite part — the honed granite countertops, breakfast bar, and fresh finishes make it feel both timeless and completely move-in ready.

Plus, you’re just three blocks from Bessie Branham Park, with Kirkwood’s best restaurants, bakeries, shops, and neighborhood events right around the corner. 🌿

Homes like this in Kirkwood don’t come around often — comment HOME and I’ll send you the details.

The thing nobody told me about living in Atlanta until I got here. đŸ€

Most places make you pick a side, and the wild thing about life here is you actually don’t have to.

You don’t have to choose between sunset drives with skyline views (Downtown Connector at golden hour, anyone?) and hyper-local summer plans that keep your weekends stacked (festivals, rooftop patios, pop-ups, and “one more stop” on the BeltLine).

You don’t have to choose between the slow Sunday morning kind of neighborhood (coffee + a walk through Piedmont Park) and a thriving food scene that’s literally winning awards (Krog Street Market, West Midtown, and the newest spot your group chat won’t stop talking about).

Around here, you really do get to have the best of both worlds.

If you’ve been thinking about a move, or you’re already a local and just want to enjoy more of what makes summer here so good, you’ve found the right place.

Buying a home in Atlanta means having someone in your corner who does more than just send you listings. 🏡

Anyone can pull up a website and browse homes for sale.

What actually matters is having someone who knows when to slow things down—and when to be honest about what’s worth it (and what isn’t).

Finding the house is the easy part. The real job is making sure it’s the right fit for you, and that you don’t overpay or get burned along the way.

If you’ve been thinking about buying and want a Realtor who will walk you through the process with clarity and care, send me a message. I’d love to help.

Careful what you wish for... you just might find it when you move to Atlanta. 👀
Here are 5 things that will spontaneously happen the second you put down roots here:
1. You’ll suddenly develop very strong opinions about which is better: The BeltLine (Eastside) or the Silver Comet Trail.
2. You’ll find yourself saying “Bless your heart” unironically
and meaning it in at least 3 different ways.
3. You’ll defend Inman Park / Virginia-Highland / Decatur like it’s your actual job when someone tries to call it “overrated.”
4. You’ll become weirdly passionate about the Braves and start planning your whole personality around Truist Park season.
5. You’ll run into the same person at Ponce City Market three times a week and officially call them a friend.
Trust me, you’ll do all those things way faster than you’d guess. If you’ve been thinking about making the move, I’m here to help make it real.

The old-school Atlanta buying strategy that still works better than anything else.

The buyers who quietly come out ahead aren’t usually the ones who landed the most beautiful home.

They’re the ones who bought with intention, looked at the bigger picture, and were willing to wait for the upside instead of paying for it up front.

It’s the kind of move that doesn’t always feel exciting in the moment (trust me — I get it), but it’s the one that consistently pays off five, ten, twenty years down the line.

If you’ve been thinking about buying in Atlanta and want help spotting the homes with the most room to grow, send me a message. Happy to walk you through what to look for.

The honest truth about making a move to Atlanta that no one really talks about. 👇

A few things worth knowing before you decide:

“Atlanta” isn’t one vibe — Midtown, Virginia-Highland, East Atlanta, Buckhead, and West End all feel totally different (and yes, your commute will too).

Traffic is part of the culture (I don’t make the rules 😅) — the house you love can feel very different at 8:15am on a Tuesday.

The “Atlanta is affordable / Atlanta is expensive” debate depends on where and what — taxes, HOA fees, and what you actually need in a home matter more than the headline price.

The right pockets make it click faster — being close to the things you’ll actually do (parks, school/daycare, your go-to coffee spot, MARTA, etc.) is what makes it start to feel like home.

The people who end up loving life here are almost always the ones who did the research and asked the right questions before they made the move. Knowing what you’re walking into is what makes the difference between a leap of faith and a move you’ll be glad you made.

If you’ve been thinking about it but want to feel more confident before pulling the trigger, I’ve got you.

A few Atlanta listings I’d be touring this weekend if I were you. 👇

If you’ve been keeping an eye on the Atlanta market or just love a good house scroll, this round of listings is one you’ll want to save.

Each of these has something a little different to bring to the table, and I have a feeling more than one of them is going to catch your eye.

Want the links and the full details on all of them? Comment HOMES and I’ll send everything straight to your DMs.

Most Atlanta buyers start in the wrong place, and it costs them. 👀
Most people think the buying process starts with scrolling listings, but the real starting line is way before that.
The buyers who end up happiest with their move are the ones who get clear on the full picture first.
That up-front clarity is what makes the difference between an overwhelming search and one that actually feels good. It’s the part of the process I take the most seriously, and the part most agents skip right over.
If you’ve been thinking about buying and want to start with a real plan (instead of just a Zillow tab open in the background), I’ve got you.
DM me “ATL” and I’ll share my best first steps for buying a home in Atlanta this year—budget, neighborhoods, timelines, and what to do before you fall in love with a listing.

Why you’ll never be able to pry me out of living in Atlanta.

The longer you live somewhere, the more you start noticing the stuff that actually makes it a place worth staying.

A few I’d genuinely miss:

The way a “quick BeltLine walk” somehow turns into coffee, people-watching, and “okay fine
 tacos too.”

That first warm night when every patio in Inman Park and West Midtown is packed like we all got the same memo.

The unspoken tradition of telling out-of-town guests they have to choose: Ponce City Market or Krog Street Market
 and then doing both anyway.

Games at Mercedes-Benz Stadium—whether you’re there for the Falcons, ATL UTD, or just the pure chaos of 70,000 people yelling in unison.

How Atlanta food makes you say “we’ll just split something” and then order like you’re feeding a youth group.
