Think property owners are cashing in with massive nightly rates during tournament season? The latest data tells a very different story.

I talk to (and show rental options to) a lot of "best friends" who move into the city for school and/or work. First, finding and securing a rental in Atlanta is hard work (for the agent and the tenant). Second, I never hesitate to float this concept to the besties - particularly if they've been besties and/or roommates for years already.

It's hard breaking into home ownership for younger millennial buyers, with the 61-79 year old demographic dominating the housing market; but this is one way to find your way into growing home equity and letting your monthly housing budget (a mortgage vs rent) be an investment for you and the bestie, too.

Consider that even if you just broke even 4-5 years down the road, that just means it cost you nothing to live where you did, whereas paying a landlord or property management company means that money spent is never coming back.

When I’m out showing houses I like to say “hi” if there are neighbors out in their nearby yards - ESPECIALLY if it’s a kitty cat! This Formwalt Street SW feline didn’t have much time to speak to me; instead choosing to wander off to the porch for some “looky-loo” scrutinizing from afar.

Alexsis & Latonya are among my favorite clients because of their enthusiasm for the process - and hey, buying a home isn't always a process worthy of enthusiasm.

That's something I try to provide an atmosphere for, though. Whether it's a solid playlist for the ride-along or just finding common bonds to utilizing some of that old radio DJ quick-wit for a timely joke, I'd like to think I know how to "read the room" and pick my moments.

Their bond, with each other, their home, their pets, Irv (the RV I named for them because "why didn't you name your RV?"), and their newborn baby boy, is a joy to bear witness to.

That their family is evolving under a roof I helped them find and buy?

All the more rewarding.

It’s just another step in “the process” but we’ll take the progress. It’a always good to get to this part.

Another satisfied client. Actually, Austin and Kat were great clients (plural).

I coached Kat in a local softball league for one season. Kat sort of came to realize softball wasn't their sport. Now as a coach, I'd have said "keep at it," but their mind was already well-made up, and as an agent, I also know when someone's mind is set.

I guess that's why it sort of surprised me when Kat and Austin approached me about helping them buy their first home, but I was happy to dive in.

The result? A fantastic, freshly renovated ranch with a basement, back deck, not far from the city.

A fun couple to work with and I'm humbled by the kind words!

The thing about working with Demarcus was - he was so chill. If he ever had anxieties or worries, he didn't show it.

I happen to believe the energy you give is the energy you get. That works in personal relationships, sure, but also In working circumstances and negotiations, too. So maybe that's why he and I gave off that "we got this" aura.

Buying and/or selling a home can bring anxieties, stress and tensions that are inevitable, but most of them can be avoided with calm, candor and mutual respect.

Sure, we have commission structures we agree to, but with some agents, that's the incentive. For this agent, that's the reason I provide a standard that reflects who I am whether I'm your REALTOR or your neighbor, friend or relative.

I'm not even sure why Demarcus calls me "Ronnie" the way my childhood friends or relatives do, but he's free to do so because we're good like that. 😎

It's unmistakable. Moms have an eye for what makes a place to live a "home to live IN," whether she's looking for her and her family or her kids are leaving the nest to find their own place to call home.
