🚨 𝗕𝗥𝗘𝗔𝗞𝗜𝗡𝗚: 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗿𝗮𝘁𝗲𝘀 𝗷𝘂𝘀𝘁 𝗵𝗶𝘁 𝘁𝗵𝗲𝗶𝗿 𝗵𝗶𝗴𝗵𝗲𝘀𝘁 𝗹𝗲𝘃𝗲𝗹 𝗼𝗳 𝟮𝟬𝟮𝟲.

The average 30-year fixed mortgage rate climbed to 𝟲.𝟳𝟭% today, up from 6.66% last week.

And we’re getting uncomfortably close to 7%.

I know that’s not exactly the news buyers were hoping for. 😬

Thinking about buying a place in Atlanta with plans to Airbnb it down the road? Here's something worth knowing before you get too far down that path.

The city requires a short-term rental license now — around $150/year, tied to your primary residence. That part's manageable. But here's what tends to surprise people: even with a valid city license, your HOA can still say no. Private covenants override city rules. If the HOA's CC&Rs prohibit short-term rentals, the license doesn't matter.

And it's not something Georgia law requires anyone to point out to you — it's usually just sitting in the governing documents, the kind of thing that's easy to skim past during a busy home search.

If short-term rental income is part of your plan, it's worth getting eyes on those documents early rather than finding out after you're under contract.

𝐄𝐯𝐞𝐫𝐲𝐨𝐧𝐞 𝐭𝐞𝐥𝐥𝐬 𝐲𝐨𝐮 𝐬𝐩𝐫𝐢𝐧𝐠 𝐢𝐬 "𝐥𝐢𝐬𝐭𝐢𝐧𝐠 𝐬𝐞𝐚𝐬𝐨𝐧." 𝐍𝐨𝐛𝐨𝐝𝐲 𝐭𝐞𝐥𝐥𝐬 𝐲𝐨𝐮 𝐰𝐡𝐚𝐭 𝐭𝐡𝐚𝐭 𝐚𝐜𝐭𝐮𝐚𝐥𝐥𝐲 𝐦𝐞𝐚𝐧𝐬 𝐟𝐨𝐫 𝐲𝐨𝐮 𝐚𝐬 𝐚 𝐬𝐞𝐥𝐥𝐞𝐫.

It means more competition. More listings for buyers to compare yours against, more homes fighting for the same open house weekend, more noise.

Fall in Atlanta works differently. Fewer listings hit the market, so yours doesn't get lost in the scroll — and the buyers still shopping in September and October are usually further along and more serious than the browse-in-spring crowd.

The calendar isn't what should decide when you list. Your reason for moving and your home's readiness are the real factors — and those don't follow a season.

Most Atlanta buyers walk away from thousands of dollars at closing — because nobody ever tells them this exists. 🏡

Here's the tip: your buyer's agent can legally share part of their commission with you at closing. It's real, it's legal, and it's one of the most overlooked parts of the home-buying process — especially in a market like Atlanta where every dollar matters.

🚩 A quick warning if you're buying a home this fall.

Right before closing, some buyers get an email that says the bank account for their money has changed. It looks real. It sounds urgent. "Please send today."

Don't do it. Don't wire any money until you call your closing attorney or lender first — using a phone number you already had, not the number in the email.

This is how people lose their whole down payment. It happens most in the last few days before closing, when everyone is busy and rushed. That's exactly when the scammers strike.

One more thing. If something feels off, don't just email back and ask "is this real?" The scammer will answer nice and calm and make you feel better. A calm answer is not proof.

The only safe thing is to pick up the phone and call a number you trust. Slow it down. Nobody real in your closing will be upset that you checked. The only person who wants you to hurry is the one trying to steal from you.
