The Metro Atlanta market heading into summer 2026 is strategic and stable. Not hot, not cold — but full of opportunity for buyers and sellers who know how to read it.
Here's what the data is telling us right now:

Median listing price: $422,400 (Realtor.com, April 2026)
Sale-to-list ratio: 96.7% — homes selling just below asking price
Inventory: 6.5 months of supply, up from 1–2 months at the peak
Days on market: 21–67 days depending on price point and neighborhood
Mortgage rates: 6.1–6.5%

For buyers: more inventory, less competition, and real negotiating power.
