Well, this is a first...
I just got fired by a real estate investor, and we hadn't even signed a buyer brokerage agreement! 😅
But here's what makes this story interesting.
I didn't just send this investor a few MLS listings.
**I BUILT them their own personal investment website!**

🔄 Listings you could toggle on and off
💰 Rental income and expense analysis
📊 Projected Cap rates and cash-on-cash comparisons
🏡 Opportunities ranging from $650,000 to $1 MILLION
Some very interesting investments, including brand-new construction.
**And then came the plot twist...**
After all that work, the investor decided they wanted to look at a 61-year-old duplex instead! 😂
So I decided to run an experiment.
**What would happen if we invested exactly the SAME $299,900 in three completely different properties?**
One duplex. Two multifamily opportunities.
The results?
Let's just say the difference in projected annual cash flow was an eye-opener! 👀💰
And that's where the real lesson begins.
