Heads up, Y'all! 🏠 Appraisals are about to change!

Appraisers will soon be completing more detailed reports, which means longer turnaround times.

☑️ Buyers: Skip the 7-10 day appraisal contingency. Instead, ask for 21 to 30 days to protect your earnest money, and request a DETAILED list of upgrades/renovations completed recently.

☑️Sellers: Be prepared to produce an itemized list of all recent upgrades and/or renovations. Also, be sure to include any energy-efficient.

"Should I wait for rates to come down?"

I've heard this question, REPEATEDLY, this week....and I truly understand why.

The national average 30-year mortgage rate rose to 7.03% (YIKES), which is noticeably higher than a year ago.

Now, before anyone comes on here talking about marrying the house and dating the rate, I don't condone that piece of advice.

Why not?

First of all, it sounds silly. Secondly, no one has a crystal ball and no one can tell you exactly how long you'll be dating that rate. If you've ever been stuck in a relationship that you weren't comfortable in, then you understand.

The good news is that you have more control over your payment than you may think. In my newest blog post (link in comments), I walk through three (3) strategies I'm sharing with my buyer clients right now.

If I had a penny for everytime I've had this conversation this week, I'd be rich girl!

Here's the scenario: You've got a GREAT mortgage rate, maybe even in the 3% range. On paper, that's a DEFINITE win! However, the truth lies in the REAL monthly payment once you add your total debt, including: mortgage, credit cards, auto loan, etc.

Last month, I had a consultation with a homeowner who was absolutely drowning in debt. She had a great mortgage rate, with an exceptional payment! However, her monthly debt obligations added an additional $1500 per month...on top of her $900 mortgage payment and other household bills. Shoot, that "great rate" only covered a fraction of what she was really paying each month.

Here's the part most people don't consider: the equity built up in your home right now could pay off those high-interest balances completely! Not refinance, but a full PAY OFF on the day you close! That's real breathing room, not just a lower rate.
