🏘HOW I FOUND MY 8 UNIT APARTMENT🏘

I found it on REDFIN 🔴! Yes, the old ole’ MLS (redfin, zillow, trulia, etc.) still work for these kinds of deals.
I was sitting down searching 🔎 for multi-family/apartments in my favorite area in metro Atlanta. And, that’s when this 8 unit showed up‼️.
It was first listed for $800,000 💰, then dropped to $700k 💰 and then down to $600k 💰 . $600k for 8 doors? That was a great deal depending on the condition! Why wasn’t it under contract yet🤔? Hmmm…
I messaged the agent. When I checked the NEXT day, the listing was taken down and I immediately assumed someone had already had it under contract. I was like NOO‼️
BUT THEN… the agent messaged me back and told me it was available 😃😃😄😄!!
So I sent her an LOI (letter of intent), which is a document that is used when negotiating multi-family to secure the deal BEFORE finalizing the terms of the actual contract.
They agreed to the terms of my LOI, signed 📝 and BOOM 💥 ! Due diligence and contract negotiations began!

UPDATE ON OUR 8 UNIT APARTMENT 🏢. Many updates to give but I'll break them out over several posts.
This is Unit 5. Funny 😄 story on this one. There are before photos and some photos taken during renovation but NO AFTER PHOTOS! Why⁉️
This unit was actually pre-leased before we even started the renovations. The tenant was adamant about getting in so we put in a rush 🏃🏾‍♂️order to get it done in 2 weeks.
Well, as often happens, things got delayed 🙄, items weren't received in time 😣and we had to push back the tenant move in date a few times.
When it was complete, I went to do the final inspection & take photos for the tenant to move in the NEXT day. I went to the unit, opened the door and realized then that TENANT HAD ALREADY MOVED IN😂😂😂‼️
Me: *confused look* "uhhhh....HI!"
Her: HEY!
Me: I came by do the final inspection to check if everything was okay, but I see you're already here? How are things?
Her: Things are great! Everything is perfect. So glad to finally be here!
Me: Wonderful! *Happily leaves*
Turns out there was a miscommunication with my property management company and the tenant was told the unit would be ready 1 day early.
It all worked out for the best 😃 ! But, just another story about why communication is KEY 🔑 to ensure everyone's safety and ensure everyone is on the same page.
Enjoy the photos of the unit when it was incomplete! Kitchen cabinets, granite countertops, stainless steel appliances, and window air units were installed later.
