A listing can show you the kitchen, yard, and bedroom count, but it cannot show you what neighborhood feels like when the main road backs up at 7:45 a.m., whether the coffee stop fits your route, how easy groceries are after work, or where the block settles down at night.

Before choosing the house, test the neighborhood through one ordinary day:

1. 𝗟𝗲𝗮𝘃𝗲 𝗳𝗼𝗿 𝘄𝗼𝗿𝗸 𝗮𝘁 𝘆𝗼𝘂𝗿 𝗿𝗲𝗮𝗹 𝘁𝗶𝗺𝗲 - Test route, school traffic, parking, transit, and the final ten minutes home.

2. 𝗥𝘂𝗻 𝗼𝗻𝗲 𝗲𝗿𝗿𝗮𝗻𝗱 𝗹𝗼𝗼𝗽 - Try a coffee shop,a grocery store, a pharmacy, and a gym or childcare center.

3. 𝗖𝗵𝗲𝗰𝗸 𝘁𝗿𝗮𝗻𝘀𝗽𝗼𝗿𝘁𝗮𝘁𝗶𝗼𝗻 𝗮𝗰𝗰𝗲𝘀𝘀 - Time the trip to highway, train, bus, bike, route, and not just the distance on a map.

4. 𝗩𝗶𝘀𝗶𝘁 𝘁𝗵𝗲 𝗽𝗹𝗮𝗰𝗲𝘀 𝘆𝗼𝘂 𝘄𝗼𝘂𝗹𝗱 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝘂𝘀𝗲 - Walk at a park, down the trail, or to a downtown block and notice lighting, crossings, seating, and activity.

5. 𝗥𝗲𝘁𝘂𝗿𝗻 𝗮𝗳𝘁𝗲𝗿 𝘄𝗼𝗿𝗸 𝗮𝗻𝗱 𝗼𝗻 𝗮 𝘄𝗲𝗲𝗸𝗲𝗻𝗱 - Compare traffic, parking, noise, and the local rhythm.

The latest home price data just made one thing clear.

More markets are seeing prices rise. And fewer are seeing them fall.

Just one quarter ago, home prices were rising in 71% of markets. Today, it's 80%. That’s a pretty big shift in just 3 months.

Now, that doesn't mean prices are climbing everywhere. But it does mean there’s no widespread crash happening. If anything, prices may have turned a corner.
