🏡 BIG housing news—and Atlanta buyers should be paying attention.
The 21st Century ROAD to Housing Act is now law, and it could change who you’re competing against when buying a home.
One of the biggest provisions: large institutional investors that own 350+ single-family homes will generally be prohibited from purchasing additional homes, with certain exceptions.
Why does that matter in Atlanta?
We’ve seen firsthand how difficult it can be for an owner-occupant buyer to compete against large corporate investors. During the frenzy of 2021–2022, I had one listing receive 67 offers. 🤯
The new law also includes measures aimed at making it easier to build more housing, reduce regulatory barriers, and ultimately increase housing supply.
The goal? More opportunities for individual homebuyers and more homes coming to market.
Will it solve Atlanta’s affordability and inventory challenges overnight? No. But it’s a major housing policy change worth watching—especially in Metro Atlanta.
