The Game of Chicken
Have you ever hopped on a person’s shoulders in the pool, and challenged another pairing across from you to a game of hand to hand combat “to the death” or until your base nearly drowns, whichever comes first? If you have, great! I am not talking about that game of chicken!
I am talking about the version that you nor I have likely ever played and really do not know anyone who has. The game of witt, where you head full speed toward another in a car, plane, bike, or some other mode of transportation, and the person who veers first will be considered the loser. This is a dramatic picture of the current housing market!
Even though houses are sitting on the market longer, home values are still continuing to rise. The rate they are rising is very low, but it is there. This creates an interesting game of “chicken” between buyers and sellers. Buyers see how long a house has been sitting, and automatically think they can make a low offer. Sellers know values are holding steady and that market activity only gets strong with each passing month up to May, so they are still holding strong to their asking price.
Both sides, buyers and sellers, have good reason to fuel their fortitude to stay the path they are on. Home values have not decreased. Interest rates have held steady for the past ten weeks, staying below 7%. We are getting close to the pre-pandemic level of houses on the market. Sellers are still getting 98% of their asking price.
