Be a master at your craft…..
This property is under contract, but what’s even more exciting are the incentives that I was able to negotiate for the client!
New construction agents work for the builder, you should have your own agent to represent you! Make sure that you’re hiring an EXPERIENCED agent to help you navigate the new construction process. .

Buyer’s tip…..you will always get the best deals on builders’ standing inventory. Standing inventory are the homes that are completely finished, and are turnkey . Most builders are accruing interest on their homes, and are able to get standing inventory off of their books the fastest. It can be a win/win for a buyer. Always ask if they have any extra incentives for standing inventory, or homes that are currently under contract with a buyer, but may be coming back on the market. (Just because a home is under contract doesn’t mean that it will automatically close.)
This client received $15,000 off the price of the home, a FREE refrigerator, FREE blinds, and FREE washer and dryer , along with $15,000 in closing costs! Right now is a great time to negotiate with sellers, this is definitely a buyer’s market . .
I’ve build and sell homes myself, and I can tell you…..no investor wants a finished home to just be sitting! I’d rather give you more incentives than to lose the some of my profits due to just letting it sit, and paying interest. .
Lastly, be realistic with your negotiations! Builders build homes to make a profit, not for fun….don’t expect them to give the home away at a loss. Always be realistic with any negotiations. .
