Mortgage rates fell to 6.01%, the lowest level since late 2022, down from 6.09% last week.

For a median-priced home of $399,950, a buyer putting 20% down would pay about $1,921 per month (principal and interest only), $17 less than last week. Compared to a year ago, when rates averaged 6.85%, today’s payment is about $175 cheaper per month.

One of the best things about buying this 90s house was all the unfinished attic spaces on the 2nd floor we first saw during the home inspection. The “2026 is the new 2016” trend has buyers nostalgic, but the housing market looks very different today. The median home price has risen from $233,800 in 2016 to $414,400, inventory is down by about 470,000 homes, and mortgage rates have climbed from 3.7% to 6.6% in 2025. Affordability pressures have pushed the median first-time buyer age to 40, up from 32.

Across metro Atlanta, we saw a noticeable surge in showings, especially on well-priced homes that are move-in ready. Even properties that have been sitting are getting a big jump in activity.
Existing Home Sales shot up 5.1% in December, the biggest increase for that month in nearly three years, while affordability improved—wage growth has been consistently outpacing home price gains for the first time since 2023.
