While there are deals to be made with active CRE listings, I also love to go after off-market opportunities.

A few of the reasons for this are as follow:

- Early Access: Gain a competitive advantage by starting to review the deal before it’s publicly available to other firms, closing the right deals sooner and faster.

- Exclusivity: You can only find off-market commercial real estate deals via relationships and by word of mouth. As a result, fewer players compete for them.

- Potentially Lower Price: The simplicity and peace of mind in selling to an off-market buyer might compel some sellers to consider lower prices.

- Flexibility: Because you won’t be negotiating with multiple brokers, there is more flexibility and less red tape involved in the transaction.

- Tenant Stability: Finding off-market commercial real estate deals means that tenants won’t be insecure about their future.

While all these benefits aren’t always available in every deal, you can still expect a few of these with off market deals.

Many CRE investors are still waiting on pricing and CAP rates to return to the days when 6% was considered a low rate.

While the real estate market does go through cycles, we cannot predict when the next dip will happen.

Even if we can predict when the dip will happen, will it dip enough to be worth it for those investors to jump back in?

I always tell my clients that they can wait, but at the same time, they may be waiting on pricing that might not happen again.

That being said, and according to some sources, there is still some room for CAP rates to go even lower.

With demand still being very high for CRE, I can potentially see the rates going down some more.

My advice? If you see something you like but the return is not exactly what you want, I think you should still explore it.

While I am a HUGE fan of real estate and how it creates wealth, I will always go by the motto of “don’t put all your eggs in one basket.”

Always carry a diversified portfolio of various investment and wealth creation vehicles.

The reason for this is simple….if your basket only had stock eggs, and the market tanked, you might being losing a lot of sleep at night.

On the other hand, if your eggs consisted of stocks, real estate, and cash, you would probably be ok if one egg cracked. You have other types of eggs to fall back on!

Like I said….I am a big fan of real estate and what it does for you. At the same time however, I know variety is the spice of life.

So we sometimes wonder how can McDonald’s charge so little for the menu items.

The answer is because McDonald’s is not in the hamburger business, but in the real estate business.

A little known fact is that McDonald’s owns most of the properties they are located at.

They bought the properties and then leased them out – at large markups. In addition to that regular income, the corporation would take a percentage of each shop’s gross sales.

So the next time you see a McDonald’s, there is a high possibility that they own the property.

Here are a few reasons on why I prefer commercial real estate over residential real estate.

- Income potential for CRE usually has a return off the purchase price between 6% to 12%. You’ll have a tough time finding that with residential (maybe 4%).

- Relationships with the tenants, outside of multifamily, are usually very professional. It’s a B2B relationship, which helps keep interactions professional and courteous.

- Most tenants have a public eye on the property and their shops. That makes them have a vested interest in keeping the property in great shape. This interest is certainly aligned with the property owner.

- Outside of multifamily, hours of operation are usually limited. When tenants go home, you can usually relax and not worry about a call in the middle of the night due to a lost key or a repair.

These are a few of the many reasons I prefer CRE over residential real estate.

Always take your due diligence period seriously!

This is the time to deep dive into a potential investment to see if it makes financial sense for you.

You also want to make sure the asset is in great shape.

While it might cost a little bit of money to hire a professional to inspect the asset, the professional, nine times out of ten, will point out any issues better than you will.

If the seller is not willing to take care of the issues, you have the choice to either take care of it yourself, re-negotiate the price, or back out of the deal with your earnest money going back into your pocket.

“Investors follow job growth.”

Some may call this opinion, but I lean towards this being a fact.

Take multifamily for instance. More and more people are rushing to the southeast due to opportunities for jobs, potentially lower taxes, and cost of living.

Multifamily has been bursting at the seams and rents have in fact been increasing due to the demand….specifically in the Southeast.

If an investor can scoop up an asset that has a future of above average increased rent rates and demand, then why not?
