Being able to deliver for and Joseph feels really good! This is one transaction that was personal not only because they are my cousins, but also because it gave freedom to them in what they thought to be an impossible situation. The sellers of this home found themselves in a precarious position as a result of working with a another agent who recommended they go through a program where they were assisted with purchasing a new home utilizing the equity in their current home. The sellers were able to get into a new home, however the caveat was they were given a specific deadline to sell this home. After poor communication and a few terminated contracts, the sellers decided they needed to hire a new agent to get the job done. Ashley came in and literally and figuratively saved the day! She ensured the property received maximum exposure to real estate professionals and the general public and after 75 days of working with Ashley, the sellers can breathe a sigh of relief and move on with their lives.

The buyers are a family looking to build memories in this home!

When this house hit the market Ashley could tell this was the perfect home for her clients. After visiting the home initially on July 2, 2022, the buyers fell in love with the home, but were not in love with the current list price (it was overpriced). After some back and forth, and a failed contract, the buyers circled back to this home after the list price was dropped by $65,000.

Now the buyers are excited call this house their new home, move in, and welcome their family to visit in the coming days!

This transaction is a lesson/reminder that what is for you is for you and if it is yours no one else can take it from you!

When I say this one right here, is one of the most gratifying of my career…. I mean it! Nearly two years from our first “pseudo accepted offer” to today as they walk into the PERFECT home for them; all God be the glory! What is for you, is for you!

This closing concludes a 1 year and 8 month journey with the buyers. Their journey to this home included: visting several homes, submitting many offers, being told their offer was accepted verbally to only have the seller change their mind the next day, being under contract for months on another home and the appraisal coming in lower than contract price and the sellers then not agreeing to reduce the cost (only to sell for lower than these buyer's offer), to stopping their search and picking it back up Despite it all, they can now call this beautiful home theirs!

While their story is definitely unique, it is imperative to have a Realtor who can navigate the ebbs and flows of transactions and help buyers focus on getting you to the goal, and Ashley did just that! The sellers even complemented Ashley on how well put together the offer was which led them to ultimately accepting it!

This has been a six (6) month journey from contract to closing filled with several ups and downs. The buyer had to navigate the increasing and fluctuating interest rates, which resulted in him shopping around for the best loan option which would result in monthly payments which fit within his desired budget (which he ultimately got). Additionally, he had to navigate last minute repairs which came up during his blue tape walk-through.

Yet despite the obstacles, questions, and even fear this would not happen for the buyer, Ashley was able to guide the buyer and offer him a level of confidence in the decision he was making to purchase his beautiful property in the heart of Atlanta.
