FULTON CO. HOMEOWNERS - Last day to file assessment appeals in Fulton County is Aug 2.
New state rule regarding appeals and the 3-year freeze. It used to be that filing an appeal would automatically result in a 3-year freeze on county appraisal values. This is the last year that will be the case. Going forward, only successful appeals will result in a freeze, so for some homeowners 2024 is a good year to appeal (and a good opportunity to reach out to past clients).

The housing market is fast moving, and can be vastly different depending on zip code and neighborhoods within the zip code. Not everything continued on an upward trajectory. Three metro Atlanta ZIP codes saw value depreciation over the first quarter.

In 30303 (Downtown Atlanta) the median value fell 12.6% over the first quarter to just under $257,000 as of March 31. The median value dropped 4.9% to about $403,700 in 30363 (Atlantic Station). And in 30308 (parts of Midtown and Old Fourth Ward), the median value declined 4.3% to just over $378,000.

The findings were reported by the Atlanta Business Chronicle, derived from a collection of sales, listing and valuation data provided by Zillow. The quarterly rankings use a weighted formula to identify the local home markets most — and least — in demand in a given period, in this case the three-month span that ended March 31. Data for two ZIP codes — 30111 (Austell) and 30250 (Lovejoy) — were not available.

Home value appreciation across metro Atlanta is driving buyers to Clayton County, where prices are lower than in many parts of the city of Atlanta and its northern suburbs.

That's what Mike Carnathan, manager of the Atlanta Regional Commission's research and analytics division, told the Atlanta Business Chronicle.

"If people want to buy a house in the $250,000 to $300,000 range, the only place in this region you can find that is south of [Interstate] 20 and in Clayton County," he said.

All of the ZIP codes listed above had median prices between $155,000 and $246,000 as of February, per Zillow.

The First Multiple Listing Service reported the median price across the metro region was $380,000 as of last month.

Census figures show that between 2010 - 2020, Clayton County's population increased 15%,, which the ARC expects to continue.
