5 things, none of them expensive: declutter, paint the dated rooms (light + neutral), hire a $250 deep clean, get the yard done for $100-150, clean the carpets. Do these and you're already ahead of 90-95% of the houses on the market.

Latest on mortgage rates, today was a better day. We are more hopeful with the potential for some sort of resolution in the Middle East. Obviously the most important thing is we are big fans of Peace, not big fans of war. Also - from an economic standpoint - that would also pull Oil prices down, which would reduce inflation, which would bring down mortgage rates, which would help the real estate market. I’ll be honest, not much the last month has given me any hope of better mortgage rates. While today’s news is small on the grand scale, I’ll still take the best news I’ve seen in a while regarding what’s going on in the Middle East. We’ll keep watching.

Moment of reflection downloading… When we set out on this journey six years ago it was because we knew we could do things a little different. We could go the extra mile for clients that didn’t always make “financial sense” or “business sense” as a Realtor. But - we could go the extra mile because we knew that it was the “right” thing to do.

We know families are going through some heavy stuff selling or buying their home. For us as a real estate team we buy and sell homes all the time. For Al and Sherry, it was their first home sale in 43 years!! Memories, kids, grandkids… you could feel it when you walked in the door. That’s not just a financial transaction. It’s a really big deal. Thankfully, we were able to take care of them.

We’re now closing in on 50 5-star reviews on Google. That’s not a massive number compared to some of the big teams - but ours isn’t a big team. That big team with the big name everybody’s heard of with the big guy at the top… he’s nowhere near the living room where you feel the emotion. Most realtors want to be there at some point. It means you made it. I don’t think I want that right now. I want to feel the emotion of every family that we interact with. That’s why we do what we do.

Sorry for the long diatribe on a Monday - just in a reflective mood. Very blessed to be able to do what we do.

The smartest home tech isn't the stuff that impresses guests — it's the quiet kind working while you sleep.

A Ting Sensor ($99 first year, then $49) watches your whole electrical panel for the kind of micro-arcing that starts house fires. Several insurers — State Farm, Nationwide, Liberty Mutual, Chubb — will give you one free, so call your agent before you buy.

Point-of-use leak sensors ($17-40) sit under sinks and water heaters and catch a slow drip before it turns into a flooring or cabinet replacement. For broader coverage, Moen Flo ($400-600) shuts your water off automatically, while Flume ($150-270) tracks usage and flags anything unusual.

Round it out with a connected smoke/CO alarm ($100-130), an air quality monitor if you're in an older home ($300), and a video doorbell or smart lock ($150-300) so you always know who came by.

Atlanta doesn't get credit for this, but it should: half a day's drive puts you on some of the best beaches in the Southeast.

Tybee Island is about 4 hours down I-16 — five miles of beach and a straight shot to Savannah. Destin and Panama City Beach are both around 5 hours south, with the kind of white sand and emerald water people fly to Florida for. Charleston's beach towns — Folly, Isle of Palms, Sullivan's Island — run about 5 to 5.5 hours east. Jacksonville Beach and Gulf Shores round things out, both right around 5.5 hours.

And if you want to go further than a car ride, Hartsfield-Jackson has you covered — it puts you 5 to 6 hours from anywhere in the mainland U.S., and a direct flight from nearly every major island in the Caribbean.

Landlocked doesn't mean far from the water. Save this for your next beach trip, and share it with someone who still thinks Atlanta's stuck inland.

North Point Mall is still open today — but a major redevelopment proposal is now headed to Alpharetta City Council, and the vote is two weeks away.

Here's what the plan actually proposes: a nearly 100-acre mixed-use district built around a 20,000-seat proposed NHL-ready arena, 1,385 rental homes, 907,000 square feet of retail and dining, offices, two hotels, a 4,000-seat music hall, and more than 20 acres of publicly accessible parks, plazas, and trails. The applicant is Jamestown. The Planning Commission recommended approval 4–3 on August 6th.

The key distinction that's getting lost in the headlines: the August 24 City Council vote is on zoning and land-use approvals — rezoning from Planned Shopping Center to Mixed Use, a master-plan amendment, conditional use, and variances. It is not a vote awarding an NHL team, and no NHL franchise has been awarded to Alpharetta or Atlanta. NHL Commissioner Gary Bettman said in June the league was not ready to expand yet.

The real questions worth asking before August 24: How does GA-400 traffic get managed for 20,000-seat events? What gets built if no hockey franchise ever materializes? How do 14–20 story buildings affect neighboring properties? These are the things City Council can attach conditions to — and residents have a voice in that conversation.
