Ending the day with another coffee stop after a full day of showings ☕🏡

One thing we’re definitely noticing right now—

Buyers have more options than they did not too long ago.

More inventory means more opportunities… but it also means buyers are taking a little more time, comparing more homes, and being a bit more selective.

Honestly, that’s not necessarily a bad thing.

It’s making people think a little more carefully about what they really want.

One of the biggest misconceptions right now is that “nobody is moving.”

But people are still buying and selling homes every single day.

Why?

Because most moves aren’t just about the market — they’re about life.

Marriage. Kids. Divorce. New jobs. More space. Less maintenance. Being closer to family. A fresh start.

The reality is, life keeps moving even when mortgage rates are higher or headlines feel uncertain. And for many people, waiting simply doesn’t make sense anymore. (investopedia.com)

That’s why the real question usually isn’t:
“Is this the perfect market?”

It’s:
“Does this move make sense for my life right now?”

I break it all down here:

What do y’all think is the #1 reason people move today?

You may be telling yourself you’re going to wait to move – maybe you’re hoping mortgage rateswill come down, prices will fall, or the market will feel a little easier. And honestly? A lot of people feel that way right now. But here’s what some are starting to realize.Waiting doesn’t usually...

Quick insight from what we’re seeing right now…

Pricing a home correctly matters more in a slower-paced market than a fast one.

When buyers have time to think, they compare everything:
condition, price, location, value.

Small pricing adjustments can make a big difference in activity.

It’s less about “what you want to get”… and more about where the market is responding.

“Should I wait for home prices to fall?”

That’s one of the biggest questions buyers are asking right now.

And while the headlines can sound scary, most housing experts aren’t predicting a major crash in prices. In many areas, prices are simply expected to grow at a slower, more normal pace.

Why?

Because inventory is still relatively low, and buyer demand is still there.

Now, every market is different — which is why national headlines only tell part of the story.

I break down what’s actually happening here:
https://www.joejoesellsga.com/post/are-home-prices-going-to-fall

Curious what y’all think:
Will prices fall, level out, or keep rising over the next year?

Memorial Day is not merely the “kickoff to summer.”

It is a memorial.

A sacred pause to remember the men and women who laid down their lives in service to others and never returned home.

As Christians, we understand that sacrifice is not something to take lightly. Scripture reminds us:

“Greater love has no one than this, than to lay down one’s life for his friends.”
— John 15:13

This weekend, while many gather with family, enjoy good food, and rest from work, may we also stop and reflect with gratitude for those who gave everything so others could live in freedom.

And above all, may we remember the ultimate sacrifice of Jesus Christ, who gave His life so that we might have eternal life through Him.

May we never forget the fallen.
May we never take freedom for granted.
And may we always remain thankful to God for both.

God bless the families of our fallen heroes.
