Have you checked your 2026 Notice of Assessment? Every Georgia property owner receives a Notice of Assessment each year. It’s NOT a tax bill, it’s the county’s estimate of your property’s fair market value and the basis for calculating your property taxes.

A few important things to keep in mind:
• Notices must be issued by July 1
• You have 45 days from the date on the notice to file an appeal
• If your appeal is successful, your assessed value may be frozen for up to three years under current Georgia law
• If you miss the deadline, you lose the right to appeal for that tax year
