NATIONAL HOME PRICES KEEP FALLING
Since hitting a peak in June 2022, home prices have fallen by 3% to 5% on average. While this is the second-biggest home price correction since the 1950s, it's still mild when compared to the 26% drop in prices between 2007 and 2012.
To further muddy the waters, this seven-month streak of consecutive price declines followed a 124-month streak of increasing home prices, which began in February 2012 and peaked less than a year ago. So it's finally good news for potential buyers...or is it?
Even with sliding property prices, buying a home is still an expensive proposition for many people. As of January 2023, national home prices have risen by 37% since March 2020...just three years. Also, not all of the 20 major cities tracked by the Case-Shiller index recorded a decline. One market posted a gain.

***House Hunters Leave the Sidelines***

The latest consumer price index (CPI) report suggests that the worst of inflation is behind us. This suggests that the Federal Reserve may continue to ease 2023 interest rate increases, causing mortgage rates to decline. Shifts in the housing market area also suggest that the housing market is becoming more favorable to buyers. Homes are remaining on the market for up to 44 days, according to recent data – the longest period since April 2020. In addition, pending home sales were down 32% compared to the same timeframe in 2016. More buyer-friendly data: the median home sale price rose only 0.8% year over year at $351,250, down 10% from June 2022's peak. This may bring back homebuyers in the coming months, especially since Google searches for "homes for sale" are now up almost 50% compared to November 2022.

If previous articles encouraged you to take your home purchase plans off hold, here are strategies that will help you achieve this goal.

Improve your FICO score. While the average credit score for a first-time homebuyer is 746, according to a 2022 Fannie Mae study, the average score for all homebuyers is 754. (FICO scores top out at 850.) If you're still building a credit history, getting a credit card and paying off the balance monthly will help boost your numbers. If you have several credit cards, you can improve your score by paying off the balances and minimizing future use. Keep in mind that it can take up to 60 days for the credit agencies (Equifax, Experian and TransUnion) to record your new score.

Team up with a real estate agent, like myself. Give yourself extra time to do this, as many home sellers put their homes in the market in April and May. Right now, business is generally slower, so you can research and chat with more agents before deciding. An experienced agent like myself can help you prepare ahead of time, keep an eye out for that perfect home, and assist you with preparing a professional offer.
