Keeping your current house can be a brilliant wealth-building move. It can also become an expensive way to avoid making a decision.

A low mortgage rate makes the rental idea feel almost too good to give up, but the mortgage payment is only one number. You need to know what the home could realistically rent for and what remains after property taxes, landlord insurance, maintenance, vacancy, management, HOA fees, and major repairs are accounted for.

If the property only produces income during a perfect month when the tenant pays on time, nothing breaks, and every dollar of rent reaches your bank account, the numbers are not finished. You also need to consider what keeping the property does to your next move. The equity you leave in the house may be the money you need for your next down payment, and carrying the existing mortgage can affect how a lender evaluates your new purchase.

Before you put a “For Rent” sign in the yard, compare both paths using real numbers.

A beautifully renovated kitchen can come with $40,000 in receipts and still leave one very important question unanswered: Was the work permitted when local rules required it?

An invoice proves that someone completed work and got paid. It does not prove that a permit was obtained, the work passed inspection, or the permit was officially closed.

This does not mean every update needs a permit or that missing records automatically make the house a bad purchase. Requirements vary by project and location. It does mean buyers should look a little deeper when a home has a finished basement, converted garage, addition, or major electrical, plumbing, or structural work.

Ask for the permit number. Check the local building department’s records. Confirm whether required inspections were completed. If the paperwork does not exist, find out what that could mean before the house becomes your responsibility.
