Most of what you've been told about replacement windows in Georgia is wrong.

Myth one: 'Triple-pane is the gold standard.' In Georgia's climate, double-pane with a good Low-E coating outperforms triple-pane on cost, weight, and frame stress. Triple-pane is built for Minnesota, not Marietta.

Myth two: 'Vinyl is cheap.' Quality vinyl frames outlast aluminum in our humidity by a wide margin. The price tag has nothing to do with the engineering — and the lifetime cost on a good vinyl window is often lower than wood.

Myth three: 'New windows pay for themselves in five years.' Sometimes. Usually not. The honest answer is that new windows are a comfort and resale upgrade with an energy benefit, not a pure ROI play. Anyone who promises you a five-year payback is selling, not advising.

Myth four: 'You have to replace every window at once.' You don't. Phasing window replacement room by room is a real strategy. Worst-performing windows first.

The point isn't to talk you into windows. The point is to give you the same answers we give the property managers we work with — straight.

Public service announcement for Atlanta homeowners.

After every major storm in Metro Atlanta, the storm chasers roll in. You know the type — out-of-state plates, a magnetic sign on a pickup, knocking on doors offering 'free roof inspections.' Some of them are decent. Many are not.

A few rules that have saved our clients real money:

Never sign anything in your driveway. Not an inspection authorization, not an 'assignment of benefits,' not a 'contingency agreement.' Read it inside, slowly.

A real licensed contractor in Georgia has a license number you can verify on the Secretary of State website in under two minutes. Ask for it. Verify it.

Insurance does not require you to use the contractor your adjuster recommends. That's your decision.

If a contractor's roof inspection 'finds damage' that your insurance company didn't catch, get a second opinion before you file a claim. Filing a denied claim affects your premium for years.

The right contractor will give you a written scope of work and a real proposal before you commit to anything. Anybody pressuring you to decide today is filtering for desperation, not service.

Storms don't slow down for spring in Atlanta. Neither should your homework.
