📣 Big Announcement – Honoring My Father’s Legacy with Purpose ❤️

As many of you know, my father, the late James F. Rogers, was a proud veteran who taught me the true meaning of service, dedication, and perseverance. In his honor, I’m thrilled to share that I am expanding my mission as a Realtor here in Atlanta.

Going forward, I am dedicating my time and efforts to helping those who dedicate so much of themselves to our communities: veterans, active service members, first responders, healthcare workers, and educational professionals. These individuals deserve to achieve their dreams of homeownership, and I’m committed to walking with them every step of the way.

Here’s my promise to you:
• I’ll work tirelessly to match my clients with homes that not only meet their needs but also fit their budgets.
• I’ll help navigate special programs, benefits, and resources that are specifically designed for veterans, service members, and community heroes.
• I’ll donate a portion of my proceeds from every transaction to a nonprofit organization such as the National Coalition for Homeless Veterans. Together, we can help provide housing and support to those who have selflessly served.

My goal: To make the process as smooth, stress-free, and rewarding as possible because every hero deserves a place to call home.

If you know someone who is ready to take the exciting step of buying a home—and you feel they’d benefit from working with someone who is passionate, knowledgeable, and personally connected to their journey—please send them my way. Referrals mean the world to me and are truly the best way to help me grow and give back.

Let’s make the dream of homeownership a reality for the heroes in our lives while giving back to those who need it most!

With gratitude,
Tirsa Rogers

Debunking VA Loan Myths: Get the Facts Straight!

When it comes to VA loans, there’s a lot of misinformation out there that could hold veterans back from taking advantage of one of the best home financing options available. Let’s clear up some common misconceptions:

1️⃣ Myth: You Need Perfect Credit to Qualify
🔍 Reality: VA loans are more flexible with credit requirements than conventional loans. While lenders typically look for a credit score of 620 or higher, they can often approve lower scores depending on your financial situation.

2️⃣ Myth: VA Loans Have Expensive Fees
🔍 Reality: While there is a VA funding fee, it helps sustain the program for future borrowers. Plus, many veterans are exempt from the funding fee (e.g., those with service-connected disabilities). Even with the fee, VA loans often save you money with no down payment and no private mortgage insurance (PMI).

3️⃣ Myth: You Can Only Use a VA Loan Once
🔍 Reality: VA loans are reusable! As long as you’ve paid off your previous loan or restored your entitlement, you can use it multiple times.

4️⃣ Myth: VA Loans Take Forever to Close
🔍 Reality: VA loans typically close in the same timeframe as conventional loans. With the right lender and team, the process is smooth and efficient.

If you’re a veteran dreaming of homeownership, don’t let these myths stand in your way. VA loans are designed to benefit YOU!

✨ VA Loan Basics: Helping Our Heroes Become Homeowners ✨

If you’re a veteran, active-duty service member, or part of a military family, you have access to one of the best homeownership benefits available: the VA loan. As your go-to Atlanta realtor, I’m here to break it down and help you take that step toward your dream home!

💼 What is a VA Loan?
The VA loan is a mortgage program backed by the U.S. Department of Veterans Affairs, specifically designed to make homeownership more affordable for those who have served or are currently serving our country.

✔️ Eligibility:
You may qualify for a VA loan if:
• You’re a veteran, active-duty service member, or an eligible surviving spouse.
• You meet the minimum service requirements (depending on your service length and time period).
• You obtain a Certificate of Eligibility (COE), which I can guide you through!

🏡 Benefits of a VA Loan:
1️⃣ No Down Payment: Unlike traditional loans, VA loans often require zero down payment. Keep your hard-earned savings!
2️⃣ No Private Mortgage Insurance (PMI): With VA loans, you skip this additional cost, which is common in traditional loans with less than 20% down.
3️⃣ Competitive Interest Rates: VA loans typically have lower rates, which means more affordable monthly payments.
4️⃣ Flexible Credit Requirements: VA loans are more forgiving with credit scores, making homeownership more accessible.
5️⃣ No Prepayment Penalty: Pay your loan off early with no extra fees.

📊 VA Loan vs. Traditional Loan:
While traditional loans require higher down payments, stricter credit requirements, and PMI, VA loans are designed to honor the service of our military heroes by removing these barriers. Simply put, it’s a smarter financial move if you’re eligible!

🎖️ My Commitment to Veterans:
As a realtor specializing in helping veterans, I’m passionate about ensuring you fully understand and maximize your benefits. The VA loan is a powerful tool to help you achieve your homeownership goals, and I’ll be with you every step of the way—from explaining the process to handing you the keys to your new home!

You may be torn between buying a home now or waiting. But don’t forget to factor in the equity you’ll gain as prices rise. Experts forecast prices will climb over the next 5 years – and based on those forecasts, you could gain about $90k in equity in that time. So, you could wait, but you’ll miss out on a lot of equity if you do. If you’re ready and able to buy, let’s connect so you can start growing your wealth now.

This year, mortgage rates came down at the same time the number of homes on the market usually starts to decline. So, what happened? More homeowners decided to sell, so more homes came to the market.

The most recent data from Realtor.com reveals that in September, the number of homes put up for sale increased by 11.6% compared to this time last year.

Ralph McLaughlin, Senior Economist at Realtor.com, explains why there was an unseasonable rise: “This sharp increase is largely due to the decline in mortgage rates in mid-August, enticing homeowners to sell.”

So, as rates came down at the end of the summer, more people jumped into the market and decided to make their move.

What Does This Mean If You’re Looking To Buy a Home?

It means more fresh options to choose from than you’ve had in a while – not the ones that have been sitting around, unsold.

Why Buy Now, Rather Than Wait?

Whether you're looking for a starter...

Homeowners typically slow down their moving plans as the summer months wrap up, and as a result, fewer homes are listed for sale in the fall.

Thinking of selling your house and moving? It’s worth considering if you want to put 20% down on your next home.

While that typically isn’t required, putting that much down has clear advantages – and the equity you’ve built up in your current home can help make it possible.

There are plenty of reasons to consider a newly built home today—inventory is up, and builders are offering incentives. But don’t forget the importance of having your own agent.

Recent buyers who purchased a brand-new home agree their agent was more helpful than the builder rep throughout the process.

You don’t want to make such a big purchase without the right team. So, let's connect.

If you’re looking to break into homeownership but the price of single-family homes has you second-guessing, you might want to consider a condominium (condo) or townhome. These types of homes often come with a lower barrier to entry – and that can help you start to build equity and enjoy the benefits of owning a home sooner.

And here’s some exciting news: builders are focusing more on homes like these. The National Association of Home Builders (NAHB) says: “The share of townhomes being built is at an all-time high.”

That means there’s a good number of options to add to your home search if you broaden it to include condos and townhomes.

So, if you're comfortable with a smaller space and want to buy your first home before the spring rush, adding these types of homes to your search might be your answer.
