Your debt-to-income ratio(DTI) is a percentage that tells lenders how much money you spend versus how much money you have coming into your household. Lenders prefer borrowers with a lower DTI because it indicates less risk. Utility expenses, health insurance premiums, savings account contributions, and 401k contributions are NOT included in your DTI. Although some lenders will go higher, a great DTI to aim for is 43% or less (preferably less). You can lower your DTI by increasing your income or by paying off debt.
