Ever wondered what the best things to do before you list your home were?

-Those old brass fixtures may have been cute in the 90’s but now they tend to be a bit of an eye sore. Changing those out aren’t that hard but can bring your home into the 21st century. While doing this, consider installing plumbing fixtures with upgraded technology, like hands free activation.

-Light bulbs are easy to change, so why not put the home you love in a better light?

-Colors affect the mind in a powerful way. They can illicit emotion and response for the better or the worse. Choosing a color that is going to make someone feel at rest and at home will help your home sell faster and for more.

-While upgrading your cabinets is more involved, it can make all the difference in a sale. The average American spends 400 hours a year in the kitchen and a potential buyer will subconsciously know that. Make your kitchen a space that a buyer will daydream about showing off to their friends and family.

-Appliances are expensive and nobody wants to replace them, especially right after buying a new home. Providing a kitchen with appliances to be enjoyed for years to come will give your buyer peace of mind about such a large purchase.

Have you heard about the NAR Settlement? In the housing world it was pretty big news when it happened. A group of home seller's from Missouri filed a class-action lawsuit against the NAR in 2019. The lawsuit had to do with commission rates paid out to Realtors, specifically on the buyers side. They claimed that Realtors were getting paid too much and that the NAR handbook and code of ethics allowed for inflated commission rates.
All of that being said, here are the changes that will be going into effect on August 17th as a result of the settlement.
-Buyers will be required to have exclusive agency agreements between themselves and their Realtors.
-Buyer agent commission rates will not longer be shared on the MLS.
-Commission splits will now be negotiated privately between parties.

Ever wondered what all goes into the value of a home?
This is not a comprehensive list, but a brief overview of things to consider.
First off, find out your monthly budget by speaking with a mortgage expert like Andrew Meister - Loan Officer. Then from there you decide with your Realtor what type of house you can afford.
Keep in mind that not everyone has the same preferences, so you might be okay with putting in a little elbow grease for more square footage or more rooms. Alternatively, you might have a higher value for the level of finishes in the home, which may lead you to say goodbye to some of the square footage. Either way, with a little flexibility and some industry experts in your corner, you can find yourself in a home that can be yours for years to come.
