Should you get an inspection before listing? Sometimes. But it isn’t a must for every seller, and having one doesn’t mean you have to fix everything that turns up.

The goal is to make decisions with a clearer picture of your home’s condition and your options.

If you’re worried about an older roof or a repair you’ve been putting off, getting more information before listing can give you time to compare estimates and decide how to handle it.

In other situations, selling as-is at a price that reflects the work may be the right approach.

Start with the budget and the meeting notes. Healthy reserves, clear rental rules, no looming assessments, and dues that actually cover something meaningful matter as much as the finishes. I compare the real monthly cost, not just the sticker fee.

Trying to decide whether to sell first or buy first?

Start with usable equity after payoff, prep, fees, and moving costs. If those sale proceeds are needed for the next purchase, selling first usually lowers stress. If you have strong reserves, buying first can give you more breathing room to wait for the right fit.

After 34 years helping Buckhead and North Atlanta sellers plan transitions, I’ve found the calmest move is usually the one with fewer surprises.
