Great Day family!
I'm out here chasing paper ppl! (Or doing "collections") I hate making these calls.
These tenants need help finding apartments. They sign off on the contracts and after they get their key, they forget about the broker fee! Only in Mass tho! When I say 2024 was the WORST!! So a quick ( I hope) recap!
* One family said they didn't know they had to pay me for helping them, after they got their key, and then drove off in their new G wagon. ππ
*One landlord, under a 3 yr contract with me; after I've completed his lease renewal for the 2nd year, he told a biz associate he didn't realize that's ALL I would be doing for the 25%. He has since ghosted me and is refusing to pay since May, although we have a contract. Owes me $456.25
Then my tenant from 2024, only charged him $500, still owes $400 and will be in the unit for 2 yrs come March. His credit was very low, took me 2 yrs to find a landlord willing to help. Plus I had to go to S8 twice for him to get that voucher extended. He was on vacation earlier this year tho....
*Then a young lady I moved from the shelter in 2024, had lost her program benefits and her S8 voucher. I went to bat for her, and got her S8 reinstated and got her moved into a place. March 2024- hasn't paid $1, still owes me $500. ( Her family, Aunt) was calling me daily to find her a place, and said they would cover the fee if I could at least get her S8 reinstated. They've blocked me also.
These tenants are hiring agents and not paying when the deal is done.
Lastly *My most recent rental client has received his key and now is completely ghosting me! He blocked me the same day he got his key!!! ππ€£π Sept 1. I can't get through to him at all. He owes me $875.
Note while I'm out here giving discounts to everyone and sending every single family to Wayfinders to save them even more money on the move in, and still I can't get paid??
Mind you it took me almost a year to find an agent willing to co- broke and even look at my clients applications. I got her from another county. She was desperate and ready to quit, bc she was borrowing funds from her retired dad, and it worked out for my clients!ππΎπ
Actually.another family was accepted, but they backed out the morning of. I didn't want to lose the deal, so I was able to move quickly and get another tenant to view the unit and immediately sent over all his docs and the deal was sealed!!ππͺπΎ Lease completed and keys exchanged within 4 hours!
The owner was only paying her agent and they had made that clear in advance. I wasn't concerned, bc this tenant had become like a family member to me, over the last year. He was aware I had been paper chasing. He assured me I had no worries working with him. ππ
I'm calling around to make sure he is ok, isn't in jail or even worse, hasn't been unalived. The world is so crazy nowadays!
Any other agents having things like this happening? Accounts receivable piling up?
My family & friends are all def over real estate. They can't come to me for anything anymore. I'm officially the broke one now! N when I say broke, I mean broke!!!
Looking back, I'm not even sure if getting this license was the best choice for my business or my life. I wanted more, always do, but honestly, 640+ properties under exclusive contract was a gold mine.ππΎ I had it. I shoulda stayed put.
Oh well, any suggestions on collections??
