In metro Atlanta, the median single-family price in January was $420,000 (FMLS).

If a buyer qualified at 6.75% last year for roughly a $420k purchase, that same buyer at ~6.00% today could qualify closer to $450k — about $30,000 more home, assuming income and debt stay the same.

Some strong borrower profiles are seeing rates in the high 5% range.

In this price range, $30k can mean renovated instead of original, finished basement, extra bedroom, or stronger positioning in a multiple-offer situation.

This isn’t a dramatic reset.

But it is meaningful heading into spring.
