BIG CHANGES ARE COMING TO HOME APPRAISALS!!

Thank you to Jeff Zulauf with CrossCountry Mortgage for hosting today’s class and to guest speaker Scott Murphy of D.S. Murphy Appraisals for explaining UAD 3.6—the most significant modernization of residential appraisal reporting in years.

Beginning November 2, 2026, new appraisals submitted to Fannie Mae and Freddie Mac must use UAD 3.6 instead of the legacy UAD 2.6 format. FHA is also preparing to adopt UAD 3.6, but its mandatory implementation date has not yet been announced.

What’s changing?

🔹 One dynamic Uniform Residential Appraisal Report will replace multiple property-specific forms.
🔹 Reports will be topic-driven, with more structured information about the market, site, dwelling and property amenities.
🔹 “Gross Living Area,” or GLA, is being replaced with more precise terms such as Finished Area Above Grade and Finished Area Below Grade.
🔹 Property condition, upgrades, features and appraisal adjustments will be documented in greater detail.

In the short term, buyers and sellers should prepare for potentially longer appraisal windows and more detailed questions. Long term, the goal is clearer, more consistent and more defensible appraisal reports—with fewer revision requests across lenders and markets.

For sellers, this makes accurate documentation of renovations, improvements and special property features more important than ever.
