April Real Estate Market Update: What You Need to Know in Real Estate

April is National Fair Housing Month.
The landscape is shifting rapidly in both the physical and digital worlds. Here is a quick breakdown of the most critical updates impacting the Georgia real estate market and the global AI sector this month.
Georgia & Metro Atlanta Real Estate: The traditionally busy spring home-buying season in Atlanta is experiencing a slower start than anticipated. Prospective buyers are exercising caution, primarily driven by higher mortgage rates, which are currently averaging between 6% and 6.5%, coupled with broader economic uncertainty.
However, there is a silver lining for buyers. Metro Atlanta is witnessing a steady increase in housing inventory, reaching approximately 1.23 million homes, representing a 4.2% increase. This growth in available properties is beginning to shift some negotiating power back into the hands of buyers, providing them with more options and breathing room. Reflecting this slower pace and increased inventory, homes in the Atlanta area are staying on the market longer, averaging 56 days, a notable shift of 9 days compared to the previous year.
On the legislative front, US Senator Raphael Warnock (D-Georgia) is advocating for action to crack down on corporate and mega-homebuyers. This initiative aims to address the significant grip that Wall Street landlords have on the Georgia housing market and improve opportunities for individual homebuyers facing affordability challenges.
