🚨 Who You Work With Matters 🚨
Who you work with truly matters. A year ago, an agent referred a client to me—someone not yet ready to buy. Although prepping someone’s credit and income isn’t technically my job, I happily offered guidance because I believed in helping their future goal. I followed up a few times, but they went silent. It happens.

Fast forward to this year—out of the blue, they tell me they went with another lender and agent. I wished them well, but here’s the kicker: that lender told them what they wanted to hear, not what they needed. Fast forward again—on the day of closing, they were told they no longer qualify, and now their thousands in earnest money is at risk.


That breaks my heart because many of these situations can be avoided with proper planning and honest conversations upfront.
Sometimes the best lender isn’t the one who tells you what you want to hear.
Sometimes it’s the lender who tells you what you NEED to hear.
My goal has never been to simply get someone under contract.
My goal is to get them to the closing table successfully.
Honest guidance today can prevent expensive surprises tomorrow.

🎥 Behind the Scenes of Being a Lender: It’s not all closing celebrations and handing over keys. I recently had a first-time buyer prospect inquire about programs, and I was thrilled to help. I’ve closed over 300 first-time buyers out of 500 total homes—this is my passion! But when I explained that programs don’t cover appraisals (~$650) or inspections (~$600), the buyer called it a scam and said they wouldn’t buy. It was a tough moment, but it's a reminder—education is key! Owning a home is an investment, and knowing what’s covered and what’s not is part of the journey. A Realtor was recently referred to me by another agent, and I’m incredibly grateful for the referral.

But the conversation got me thinking…

The agent essentially said:

“I’ve heard you’re really good. Prove it. I have a client with a 450 credit score.”

And while I completely understand where they were coming from, it reminded me of something important:

My value isn’t determined by a client’s credit score.

A client’s 800 score doesn’t make me a better lender.

A client’s 450 score doesn’t make me a worse lender.

My job is to evaluate the situation, provide honest guidance, create a strategy, and help people understand their options.

Sometimes that means getting someone approved today.

Sometimes that means building a game plan so they can buy a home 6, 12, or 24 months from now.

Either way, the value is in the advice, the strategy, the education, and the experience.

To all the professionals reading this:

Don’t let someone else’s situation determine how you view your own worth.

Know your value.

Then show up and deliver it consistently.

And to the agents, clients, and referral partners who continue to trust me with difficult situations—thank you. Those are often the conversations where we can make the biggest impact.

One of my friends earns six figures, had a solid credit score, and saved over $10,000 for a down payment.
But he kept telling himself he couldn’t buy because he made too much money for down payment assistance programs.
Fast forward 4 years...
💸 He spent over $80,000 on rent.

One of the biggest mistakes I see homebuyers make is confusing their first home with their dream home.
They want:
✔️ The perfect location
✔️ The perfect kitchen
✔️ The perfect floors
✔️ The perfect backyard
✔️ The perfect everything
And because they’re waiting for a house that checks every single box...
They never buy.
When I bought my first home, it wasn’t my dream home.
After moving in, I invested approximately:
🔨 $5,000 into granite countertops
🔨 $7,000 into new flooring because I didn’t want carpet
Over time, I turned it into a home I loved.
More importantly...
📈 That home appreciated over $100,000 in value over the last 8 years.
Imagine if I had waited all those years trying to find the “perfect” house.
I may still be searching today.
Sometimes the goal isn’t finding your forever home on Day 1.
It’s taking the first step toward homeownership and allowing time, equity, and appreciation to work in your favor.
Think long-term.

Housing has become one of the biggest challenges facing my generation.

Higher interest rates. Higher insurance costs. Higher property taxes. Higher grocery bills. Higher utility bills. Higher costs everywhere.

As someone who works in lending every day, I see many families who can afford a mortgage payment but struggle to save enough money for a down payment and closing costs because the cost of living continues to climb.

What frustrates me is that housing should not be a Republican issue or a Democrat issue. It should be an American issue.

Instead of constantly attacking one another, I’d love to see more focus on practical solutions that help people achieve homeownership and build wealth.

One idea:

🏡 Give first-time homebuyers a tax deduction equal to their down payment.

For example:
• Purchase price: $300,000
• Down payment: 3% ($9,000)

That buyer would receive a $9,000 tax deduction.

The goal would be simple: reward responsible saving and help more families take the leap into homeownership.

Homeownership has historically been one of the most powerful ways families build long-term wealth through equity, appreciation, and stability.

Whether you lean left, right, or somewhere in the middle, I think most of us can agree that helping responsible families buy their first home is a worthy goal.
