Atlanta real estate investors, this number should stop you cold.

Metro Atlanta recorded 142,047 eviction filings in one year. That works out to roughly one filing for every four renter households.

A filing is not the same as a completed eviction. The sheer volume still signals serious pressure inside Atlanta’s rental market.

If you own rental property or plan to buy one, you need to understand what this could mean for rental demand, collections and future returns.

With all the headlines about global unrest, you may have missed THIS major change to the U.S. housing market.

The 21st Century ROAD to Housing Act is now law. It is designed to increase housing supply by encouraging faster permitting, updated zoning, more infill development, and additional housing options.

It also limits some large institutional investors from buying more existing single-family homes.

This will not immediately lower mortgage rates or home prices, but it could create more housing choices and less corporate competition over time. The real impact will depend on how local governments respond.
