As we head into 2023, the Georgia real estate market remains incredibly active.

With Georgia 🍑being one of the top places to move in the United States, the demand for available properties still outweighs the supply.

However, the inventory has increased considerably over the past several months.

This is giving potential buyers more options and negotiating power than they have had in the past two years.

It is still considered a seller’s market but it is shifting towards being slightly more conducive to buyers. As the market remains active and mortgage interest rates, although elevated, remain stable, we predict that it is unlikely that the Georgia real estate market will crash or that there will be any major changes in home prices.

We do foresee increasing inventory causing a slight drop in home prices due to sellers using price changes to attract potential buyers as well as buyers exercising more negotiating power during transactions.

Here's what you need to know as you think about buying or selling this year:

😰What sellers need to know:

Lead economists predict the 2023 market will be slower than previous years, but we're not expecting a crash. The number of people requesting home tours has exceeded our expectations so far in January, so there may be more buyers out there than you think.

In order to attract their offers, it's important to focus on preparing your home and pricing it well. I'll help you create a strategy for success to get your home sold as quickly as possible.

We expect significantly fewer homes to sell in the first half of the year compared to 2021 and 2022, but we predict a slow recovery with more home sales in the second half as mortgage rates tick down and more buyers enter the market. Let's talk about the ideal timing for selling your home and the updates you can make in the meantime to help invite offers.

Similarly, we expect home prices to decline moderately—around 4% nationally compared to one year ago—and start to recover by the end of the year. If you've owned your home for several years, you'll likely still have more equity than you did pre-pandemic to use toward your next purchase—and you may be able to find that next home for a better price than you would have last year.

🫣What buyers need to know:

Lead economists expect mortgage rates to decrease slightly this year, settling around 5.8%, bringing some relief for your monthly budget.

How are the schools in the neighborhood?

As a Realtor this question comes up quite often. Even if you don't have kids, living in a good school district can help increase your home's value over time.

That's because neighborhoods with higher school ratings tend to have higher home values. Homes will go up and down in value, but an outstanding school district can make all the difference during a tough market.

So ask yourself this question why would you buy a home in a horrible school district?

As the market starts to settle down, less competition among buyers and a steady inventory of homes means a better chance of winning the home you want for close to the asking price.

That can be a win-win for buyers and sellers in the coming months.

If you find the right house for you and it's within your budget, this is a good time to buy. Prices are settling and interest rates will continue to fluctuate, but you can refinance if the rates drop significantly again and your home will appreciate in time.

I'm keeping an eye on local and national trends so I can help you better understand what's going on. Here's what I'm seeing in the market from the four weeks ending July 3:

The national median home sale price was up 13% to nearly $400,000, but there are signs that price growth is starting to slow. The share of homes with price drops climbed to their highest level since at least 2015.

What BUYERS need to know:
The market is cooling down, creating more opportunities for buyers to win. I wouldn't call it a buyer's market just yet. Competition is still dependent on the home and location. Popular homes may get multiple offers, while other homes are sitting on the market and dropping their price.

The good news is we're getting more offers accepted with inspection and other contingencies, as well as FHA and VA mortgages. More sellers are willing to negotiate on price. Once you find the right home, I can help you craft a strong offer and negotiate the best terms.

Although the market is becoming more balanced, desirable and well-priced homes are still selling quickly, with the typical home finding a buyer in 18 days.
Home sellers are adjusting their expectations because it's a different market than 2021.

Last year, it was a popular strategy to under-price a home to generate a bidding war, but now it's critical to set a fair price and not simply assume every home will be bid up over asking. The market will likely cool further as the summer goes on because many buyers prefer to move before the start of the school year.
